SAVE 30% on Electric... 100% on Gas! Don't buy a home in Hemet, Sun City or Homeland until you've seen this newly renovated, energy efficient, 3 bedroom ranch with hillside views! This house was build to be extremely energy efficient. It is heated and cooled by solar and geothermal principles, that is; Hot air rises, cool air falls and the temperature under 4 foot of earth remains a fairly constant 70 degrees. All exterior walls are constructed of block for the bottom 4 feet (including foundation). Above the block, 2x6 timbers were used (instead of 2x4s) to provide both structural strength and 2 extra inches of insulation. In fact, most of the interior is also constructed with 2x6 lumber making the house extremely sturdy. Surrounding the entire home, other than entryways, is a 3 ft. wide x 4 ft. deep planter full of soil, gravel and foam insulation. This design is meant to keep the air at the bottom (at least 1/3) of the house a fairly constant 70 degrees as it would be if it were 4 feet below the surface of the earth. There are also long air conducting tubes that run beneath the foundation and into the home. Air flows into these channels and either heats up (if the outside temperature is below 70 degrees) or cools down (if the outside temperature is above 70 degrees) before entering the house. This is done passively, that is, no electricity is involved. It constantly assists with moderating the homes temperature and it functions free of charge. There is a double door “Air Trap” entry into the mud room so that the interior temperature of the home will be minimally effected when entering or exiting the residence from this location. Additional Cooling for Summer: In one corner of the living room is a large atrium whose roof vaults up higher than any other part of the house. When the doors to the atrium are open, the hot air will rise up to the high point and out of a vent at the top. The action of expelling hot air acts to simultaneously pull in the cooler air from the tubes. This is again passive (involving no energy) and is generally sufficient to keep the home comfortable in the summer provided interior doors are open to allow sufficient airflow throughout the house (Note: If you wish, the Hot air can be expelled more quickly via a fan in the atrium’s ceiling, if for example, you wanted to cool the home quickly when you get home from work, but this option will involve the use of electricity). Additional Heating for Winter: The home is primarily heated using the principles of a “Thrombe Wall.” Large glass panes above a black painted block wall on the south side of the house generate heat when the exterior doors are opened to the sun. The heated air rises and flows into the house through the upper vents while the cooler air is pulled into the heating chamber through the lower vents. When the vents and the exterior doors are closed, no heat is introduced to the house. This air flow is passive. It requires no additional energy and is generally sufficient to heat the entire home. There are, however, electric wall heaters in the living room and bedrooms just in case they are needed on an extra chilly night. Copper Plumbing/Water Heating: The house was built with copper pipe throughout. There is a Passive Solar water heating system with an electric water heater as back-up. All utilities are underground from street to house. All appliances are electric, no gas or propane on site. Nearly 2 acres of fenced land with 11 mature citrus trees and 2 Macadamia nut trees. Attached 9x10 step down cellar, great for storing a wine collection or fruit preserves; would also make a great office. View Horse Ranches by day and Sun City lights by night. Plenty of space for Horses, RV Parking, and privacy from your neighbors. Listing Agent: Debbie Johnson 909-697-0833
