1. Lease Term & Rent
The lease term is 12 months, after which it will convert to a month-to-month agreement unless renewed in writing.
Rent is due on the 1st of each month.
A 5-day grace period is provided; a 5% late fee applies if rent is not received by the 6th day of the month.
2. Security Deposit
A security deposit of $2,650 is due at lease signing.
This deposit may be withheld to cover unpaid rent, damage beyond normal wear and tear, or breach of lease terms.
3. Pets
Allowed: 1 large dog OR 2 small dogs OR 1 cat (negotiable).
Breed restrictions: No pit bulls (including mixes) or rottweilers.
A non-refundable pet deposit of $500 per pet is required.
4. Smoking
Smoking is strictly prohibited inside the home, in the garage, or within 15 feet of any entry.
5. Lawn & HVAC Maintenance
Lawn care is provided by the property owner.
Landlord will supply HVAC filters. Tenants PLEASE replace them every 4 6 months. There are two upstairs (one in the hallway and one in the ceiling of the bedroom over the garage), and one downstairs - three total.
6. Repairs & Communication
Tenants must promptly report any damage or maintenance issues.
Contact the landlord for repairs. You can expect a prompt response.
7. Landlord Access & Inspections
Landlord may enter the property with 24 hours' notice, except in emergencies.
This includes routine inspections every 3 6 months.
8. Restrictions
Subletting is not allowed.
Tenants may not make permanent changes (e.g., paint, mount fixtures) without written approval.
Small nail holes for hanging items are permitted but must be patched at move-out.
Maximum occupancy: Seven persons unless otherwise agreed in writing.

9. Move-Out Requirements
The home must be returned in clean condition, free of personal belongings and trash.
Professional carpet cleaning is required, especially if pets were present.
Tenants must patch nail holes, touch up paint where needed, and return all keys, remotes, and garage openers.
10. Insurance & Disclosures
Renter's insurance is required, with a minimum of $100,000 liability coverage. Proof must be provided before move-in.
The landlord is not aware of any current mold issues. Tenants must report leaks, moisture, or mold immediately.
The home was built in 1998, and therefore not subject to federal lead-based paint disclosure laws. However, tenants are encouraged to ask questions about environmental safety if concerned.
This policy document is intended to accompany a formal lease agreement and may be included as an addendum. All lease terms are subject to applicable local, state, and federal laws.
