    Farmhouse and 9+/- acres of land. Located in West Berlin/Riverton, within the desirable U32 school district. THE HOUSE The house is +/- 2100 Sq ft. Built sometime prior to 1830. Chimney needs repointing; exterior will need repainting before long; has a few cracked window panes. Floors are not quite level, as is typical of such old houses. Dirt and stone cellar. Perfectly livable, but if you want perfection, look elsewhere. NO, we will NOT fix X, Y, or Z, so do not ask. Two baths, three or four bedrooms, depending on how you want to use the space. Pasture is dry, and doesn’t flood in spring. We’ve let some small trees grow up, but the pasture remains a good place for grazing livestock and has been hayed in the past. Land has laid fallow for over a decade, so the soil could also be good for growing whatever you’d like. Large apple tree and black raspberry bushes. TO SUM UP: If you like a house with character, and you want some land at a decent price, convenient to both Montpelier (10 minutes) and Northfield (5 minutes), contact us.
