This is one such opportunity. 2117 square feet @ $217/sq ft = $459,000…over $100,000 less than the “average” comparable property in this neighborhood!! I’ll be happy to help you comparison shop for a home if you’re interested in this specific area…and I think you’ll ultimately agree this is a great value…if someone hasn’t beaten you to it first! The good news: this home just went on the market for the first time in 15 years. Three bedroom, one & ¾ baths, 2 car garage, 2 living rooms, bright/open office (addition to the back of the home), mostly hardwood floors, opulent wood-paneled den (with fireplace), fairly spacious kitchen with adjacent pantry, formal dining room next to the kitchen, wood mini blinds…and one of the best locations anywhere in Austin. Brand new roof on the entire house (finished February 8, 2007). Now the downsides…or as those of us who have remodeling vision and skills might say…the opportunities for improvement: 1). the house is brick, the foundation is pier and beam and there has been minor shifting over the years—resulting in a slightly uneven floor and some fairly insignificant cracks in interior sheetrock and exterior mortar joints (an Engineer’s report and repair estimate are available). 2). The oak hardwood flooring, while in good shape, is in need of refinishing in places of high wear. Oops…more good news: the sellers are offering a not-insignificant repair allowance ($$!!) to address some of the shortcomings of the house.
