LEASE TERMS AND CONDITIONS
Premises:
2400 Triton Dr, McKinney, TX 75071 ("Premises")
1. Lease Term:
This Lease begins on [Start Date] and ends on [End Date], unless extended or terminated in accordance with this agreement.
2. Rent:
Tenant shall pay monthly rent of $3,800, due on or before the 1st day of each month, without demand.
3. Payments Due at Lease Signing:
At signing, Tenant shall pay:
First month's rent: $3,800
Last month's rent: $3,800
Security Deposit: $3,800
Total due at signing: $16,400
4. Utilities & Fees:
Tenant shall be solely responsible for all utilities, including but not limited to: electricity, water and sewer, gas, trash collection, internet, and cable.
Tenant shall also pay the Homeowners Association (HOA) fee of $476 every three (3) months, due by the date specified by the HOA or promptly reimbursed to the Landlord if paid by the Landlord. Failure to pay the HOA fee on time shall constitute a breach of this Lease.
5. Use of Premises:
The Premises shall be used exclusively as a private residential dwelling for Tenant and Tenant's immediate family only. Subleasing, short-term rentals (Airbnb, VRBO), or any other commercial use is strictly prohibited without prior written consent from the Landlord.
6. Smoking:
Smoking is strictly prohibited inside the home, garage, patios, or anywhere on the Premises. Violation may result in immediate termination of this Lease and forfeiture of the security and furnishings deposits.
7. Furnishings & Included Equipment:
The Premises are leased fully furnished with luxury furniture and equipment valued at over $60,000, including but not limited to:

Tenant acknowledges that all listed furniture, electronics, and installed systems are the property of the Landlord and must remain on the Premises in good, functional condition. Tenant shall not remove, relocate, replace, or damage any items. Loss or damage beyond normal wear and tear may result in deductions from the Furnishings Deposit and/or Security Deposit.
8. Pool & Spa Maintenance:
Tenant shall maintain the pool and spa in clean, operational condition and pay all associated maintenance costs or promptly reimburse Landlord for professional pool/spa service if arranged by Landlord.
9. Maintenance & Condition:
Tenant shall maintain the Premises in clean and good condition and notify Landlord promptly of any needed repairs. Minor upkeep is the Tenant's responsibility; major repairs unrelated to Tenant negligence shall be the Landlord's responsibility.
10. Condition Report:
Tenant and Landlord shall complete a written inventory and condition report at move-in and move-out, including photos, which both parties shall sign. This report shall be used to assess any damage or loss.
11. Deposits:
The Security Deposit and Furnishings Deposit are refundable within [30] days after move-out, less any lawful deductions for damages, cleaning, unpaid rent, unpaid HOA fees, or loss of or damage to the included furnishings and equipment.
12. Termination & Move-Out:
Tenant shall provide at least 30 days' written notice prior to vacating the Premises. The Premises, including all furnishings and equipment, must be returned clean, undamaged, and in good working order, normal wear and tear excepted.
13. Governing Law:
This Lease shall be governed by and construed under the laws of the State of Texas.
