We are located in beautiful, unspoiled Paradise Valley in the spectacular Yankee Jim Canyon/Tom Miner Basin area. We are 16 miles north of Yellowstone National Park and 60 miles from Bozeman. The major regional airport is Bozeman International (BZN). We are 35 miles south of I 90 and Livingston, with frontage on the Yellowstone River and Rock Creek. Routine shopping and dining are found at Emigrant, Gardiner and Livingston. Unit 1: The Main House (1568 sq. ft) is a true Montana ranch home fully furnished with inviting western furniture. You will appreciate the hardwood flooring, exposed log construction and rustic and refined materials. On the main level, the kitchen has high end appliances with a gas cooktop. It is fully stocked with cookware, dinnerware and utensils - everything you need to prepare your meals as soon as you get there. No need to buy furniture or furnishings! It is ready to live in on your first day. Also on the main level, the living area has a wood burning fireplace making it a warm and cozy place to sit and enjoy the fire and relax with exceptional interior and exterior views. A half bath is located on this floor. The master bedroom is downstairs and is furnished with a queen size bed. The master bath has a custom river stone shower. Unit 2: A few steps away, the adjacent standalone Bunkhouse Cabin (525 sq. ft) has a private master bedroom with a queen bed and adjoining full bath. Another room consists of two log bunk beds, TV, eating area and a half bath. The kitchenette is fully equipped with microwave and cooktop along with a full size refrigerator. The cabin has 2 porches with outstanding views. It is perfect for kids and guests to have their own space apart from the main house. Unit 3: A few more steps away, the newly built Barn Apartment (560 sq. ft.) is above the barn storage area addition and has its own deck with rocking chairs offering fabulous views. It has a fully equipped kitchenette, dining table, stackable washer/dryer, electric fireplace, smart TV and two twin beds. This large upstairs space is handsomely decorated for a warm and cozy feel making it the perfect place for guests. But it is also a perfect space to work-from-home, hold business meetings, classes or presentations. Or maybe you are looking for that perfect getaway space so you can immerse yourself into your life's artistic or creative goals; write that business plan, or program, or make it your artist's studio. As you see, Sage is designed for personal privacy for its prime occupants and for sharing this exceptional property with others. In total, the three living units will sleep up to 11 with a pull-out leather sofa in the main house. All three units are completely furnished and ready to live in. Outside, we are surrounded by mountains with more wildlife than is commonly seen in Yellowstone Park. In the winter, the mountains usually stay snow covered while Paradise Valley is usually dryer. Don't be surprised to see hundreds of elk, pronghorn, and deer in our pastures and in the valley as they come down from the mountains for winter grazing. In the summer, take a cool dip in the Yellowstone about 300 yards away or splash in Rock Creek. Or go 20 miles north for a hot soak in the world renowned Chico Hot Springs, enjoy a day at their spa and have a unique dining experience that evening. Or go 10 miles south to the newly redesigned Yellowstone Hot Springs at Corwin Springs. Like music and good food? Check out the Old Saloon at Emigrant. You never know what famous musician may show up on the outdoor stage. No big deal, we are all cowboys and cowgirls here. It is all right here. This is the Montana of your imagination. SOME BORING PARTICULARS: Heating is primarily supplied by propane radiant floor heat augmented by propane and electric heat. The main house also has air conditioning via a heat pump, though it is rarely needed. All utility costs are the responsibility of the tenant. All three living units are served by Starlink high speed satellite internet, available for $120 per month. SimpliSafe security is optional at $30 per month and if either or both are desired, it will be added to your lease. Water is included in the rent. Garbage is to be taken by the tenant to the county supplied Green Boxes located just across the new bridge over the Yellowstone River across from our property. This bridge washed out in the 2022 floods. The new bridge is currently under construction and will be usable by the end of September. We are pet friendly, but you will need permission for your specific pet. We do not have leash laws, but your pet cannot be allowed to disturb the wildlife. Deer, pronghorn antelope and elk are abundant in this area. About a 15 minute drive up Tom Miner Basin, on the outskirts of Yellowstone NP, there is a safe viewing area where grizzly bears are routinely seen most every night. (Most evenings there are a dozen or more people there with their spotting scopes!) BONUS: You will have the opportunity to use our private Fish Cabin on the Yellowstone River at Rock Creek. For many, it is a favorite trout fishing spot. Don't fish? It is furnished and equipped for outdoor cooking, fire pit, picnicking and relaxing by one of the world's most renowned recreation rivers. It is a great place to watch the fishermen float by or to put in or take out your own raft or kayak. For an exciting float, the major rapids on the Yellowstone are just upstream running thru Yankee Jim Canyon; or go downstream for calmer waters. The Fish Cabin is normally reserved for vacation guests at our other facilities but if you want to reserve the Cabin for your own private event, call our on-site management. AN IMPORTANT FINANCIAL CONSIDERATION: As our cities become more and more crowded, many people want to move to Montana or have a seasonal place in Montana. Vacation rentals are a useful snapshot of life here and buying a ranch is the ultimate commitment. The rental term of the lease is for 12 months minimum. All residents must be listed on the lease. No subletting or "vacation" rental is allowed, though personal guests are encouraged as this is a unique property to share with friends and family. Up to two dogs may be allowed at any time with an increased rent of $50 per month each. The living accommodations at Sage Ranch coexists with horses and horse operations that are located in the pastures and in the barn. The barn itself, horses, horse operation, pastures and storage areas are not part of the lease. Sage is part of the larger Ashling Ranch with other houses, living quarters and activity. Reasonable accommodations of each other are to be expected. Your lease will give you quiet possession of the three living units and the space around them to enjoy the outdoors. Lessee pays for electricity and propane. The propane tank will be topped off (80%) before lease starts by lessor and is to be replenished as needed by lessee. It is to be toped off (80%) again at departure at Lessee's cost. Water is well water and free. Electricity is provided by Park Electric Coop and is the responsibility of Lessee. High speed internet from Starlink is available at $120/month and SimpliSafe security is available if desired at $30/month; either or both are to be added to the monthly lease if desired, and the vendor will be paid by Lessor. As Sage is a fully furnished rental, Tenant will be required to have personal property insurance with a minimum liability coverage of $1,000,000 naming Ashling Ranch, LLC as additional insured. Utilities must be maintained with sufficient heat to prevent freezing in cold weather. If property is not occupied continuously, it is acceptable to have a plumber drain, blow out the water lines and "winterize" as long as the heat is set to and maintained to at least 55 degrees. Snow removal on Rock Creek Road is handled by agreement between neighbors and this provision is at no additional cost to Lessee. Lessee is responsible for cutting the grass and a lawnmower will be made available.
