1. Lease Duration:
The lease term is for 12 months, starting on 1st Aug. 2025 and ending on July 31, 2026.
Renewal of the lease is subject to mutual agreement and must be confirmed 60 days before the lease expiration date.
2. Monthly Rent:
Monthly rent is set at $3800, due on the 1st day of each month.
Rent payments are to be made via zelle or venmo or bank transfer.
3. Security Deposit:
A security deposit of 1.5 months' rent ($5700) is due at lease signing.
The security deposit will be held in accordance with New Jersey state laws and will be returned within 30 days of lease termination, provided there are no damages or unpaid balances.
4. Utilities:
Tenant is responsible for paying all utilities, including but not limited to: electricity, gas, water, trash removal, internet, and cable services.
5. Maintenance and Repairs:
Tenant is responsible for maintaining the interior of the property, including general cleaning, lawn care, and snow removal.
Any damage or necessary repairs beyond normal wear and tear must be reported to the landlord immediately.
Landlord will be responsible for structural repairs and maintenance of the roof, plumbing, and electrical systems.
6. Occupancy:
Only individuals listed in the lease agreement and their dependents are permitted to reside at the property.
Subletting or assignment of the lease without prior written consent from the landlord is strictly prohibited.
7. Pets:
Pets are allowed only with prior approval from the landlord. A non-refundable pet fee of $250 per pet will be required, along with a monthly pet rent of $50.

Tenant agrees to return the property in the same condition as it was received, with allowances for normal wear and tear.
