Utilities not included. 1. LOCATION/RENT/DEPOSIT: Apt # 6 at 24 Grant Street * Burlington, VT 05401. Monthly Rent: $2,000. Security Deposit: $2,000. Pet Deposit: WAIVED. 2. TIMELY RENT: The rent is due on or before the 1st of each month. Please note 24-6 in the memo section of every check. If you use your bank's Bill Pay feature, please note the account number for rent payment as 24-6 and make sure to have rent sent by 25th of every month. If using Zillow payments, rent will be due the 26th of each month. 3. LATE RENT: Rent received after the 1st considered late and will be recorded as such! We look at this factor when offering renewals and share it when we give rental references. A late fee will be assessed, only if the Landlord incurs any fees as a result of your rent being late. It would most likely be an interest fee or late fee that Landlord had to pay, that would then be your responsibility to reimburse the funds 4. RETURNED CHECKS: There is a $40.00 charge for checks returned unpaid, and may be cause for us to require Cashier's Checks in the future. A returned check must be satisfied upon notice with cash or a Cashier's Check including the $40 bank & administrative fee. Purposefully writing a "bad check" is illegal. 5. RENTAL PERIOD: April 1st, 2025 thru March 26th, 2026 6. NOTICE TO VACATE: The Lease does not simply end on the last day of the initial term. Sixty (60) days written notice of intent to move must be given from the 1st of a month before moving at the end of the rental agreement. 7. SECURITY DEPOSIT: The security deposit must NOT be used as the last month's rent. Damages that occur throughout the term of your Rental Agreement will be deducted from your deposit and we will collect the monies owed to keep your deposit at the original sum. The Security Deposit will be returned within 14 days, with interest (if in an interest bearing account), less any monies owed or to cover the damage done by tenant or their guests or for any above normal wear & tear, and cleaning. 8. CLEANING TO VACATE: The entire apartment including, range (stovetop, drip pans & oven), refrigerator (freezer too), cabinets, drawers, floors, walls, bathroom, etc. must be clean when you move out. Failure to clean your apartment well will affect your deposit return amount. Cleaning is charged at $45 per person hour. 9. LOCKS/KEYS: Do NOT change the locks or keying, or add any additional locks without written permission from the landlord or property. You will receive two (2) keys for the apartment and you must leave the same number of sets inside the apartment the day you vacate. Keys are charged at $15.00. If we have to re-key the lock because you do not have keys to return to us it is charged at $95.00. 10. DECORATING/CHANGES: Do NOT paint, wallpaper or make any physical changes to the apartment without written consent. Do NOT put nails in the woodwork (trim around windows, doorways, etc). Please use the smallest & fewest nail possible when hanging pictures. Anchors, thick nails & screws are NOT allowed. Do NOT put decals (stickers) or tape of any kind on anything in or outside the apartment including appliances, doors & windows. Do NOT hang or mount any shelving or televisions from the wall or the ceiling. 11. GRILLS: No grills allowed in the apartment or carport at any time. No grilling within 12 feet of the structure. You may not use a gas or kerosene space heater and any electric space heater must never be plugged in when you are not home. 12. TRASH/RECYCLING/COMPOSTING: Only "EVERYDAY" rubbish is allowed in the dumpster, No excess rubbish allowed. All tires, furniture (including mattresses), appliances, electronics, batteries, grills, Christmas trees etc. must be disposed of elsewhere, or you can have a hauler take them away at your request and expense. This remains true when you move out also. We will deduct from your deposit the cost of having any additional rubbish hauled away. The cost of the hauler + labor at $45.00 per hour. Recycling & composting are mandatory in Vermont and bins have been provided on site. 13.UTILITIES: Paid By: HEAT: Tenant, HOT WATER: Tenant, ELECTRIC: Tenant, CITY WATER: Landlord, (Optional) Internet & Cable: Tenant must always keep it at 60 degrees minimally in the Winter, so the pipes do not freeze. Even if you go away on vacation, do NOT turn off the heat. We recommend you notify the Property Manager if you will be away more than 2-3 days in the winter. In case it gets below zero or if we have a power outage, they can make sure the heat is back on and the pipes haven't burst. Notice given to Tenant before entry. 14. MAINTENANCE/CONTACT: Tenants shall report all items that need maintenance attention at their earliest convenience. Make sure to note 24-6 in all correspondence. Even a small drip, running toilet, slow drain or loose doorknob should be reported. Maintenance calls that could have been avoided will be your responsibility. Nothing except toilet paper is allowed in the toilet. No paper towels, cleaning wipes of any kind or feminine products. 15. BE A GOOD NEIGHBOR: Tenants & their guests agree to do nothing to disturb neighbors in the building and surrounding buildings, and agree that this could be cause for EVICTION 16. SMOKING/VAPING/GROWING/HANDLING/BURNING: Please respect the building and property. NO SMOKING within 20' of the building. If you or your guests smoke outside please do not throw ANY cigarette butts on the ground. 17. PETS: Puppies & kittens are not allowed ever! After moving in, new or replacement pets are not allowed without written permission from the landlord or property manager. At the signing of the Lease I will allow ONE (1) FULL GROWN DOG NAMED BELOW ONLY for the term of this lease. Please do not place water bowls directly on the floors, pick up and dispose of pet waste in a tied baggie of some sort and ALWAYS have your dog on a leash outside. Even when going to and from your car and when going out for a quick potty break. The City of Burlington requires you register your dog at City Hall. Visiting dogs & dog sitting are not allowed and can be cause for eviction. 18. SMOKE DETECTORS: Do not tamper with or disable any smoke detector at any time, it is illegal. YOU ARE RESPONSIBLE for keeping a working battery in all smoke detectors, though they are hard-wired. If it beeps, put a new battery in, if you need assistance text or call the property manager. 19. PARKING: Unregistered or un-inspected vehicles will be towed away at the owner's expense. Your apartment comes with ONE (1) CARPORT ONLY, and one spot in the parking lot. No campers, boats, trailers or other equipment can be kept in the parking area or lawn without written consent. The lot is for tenants only; all friends and family must park on the street or risk being towed at their expense. 20.RENTER'S INSURANCE: The Landlord requires that you purchase Renter's Insurance to cover your belongings. The Landlord is not responsible for your possessions should anything happen to them inside your unit, the building or on the premises outside. 21. NO SUBLETTING OR AIRBNB PERMITTED: Without written consent from the Landlord.
