Also called San Leandro RV & Mobile Home Park, just south of Downtown San Leandro *** PARKING, OPEN HOUSE: right at end of main aisle, (guest spaces); or in front of house or across from house. If all those are full, please park outside Trailer Haven and walk in. Our aisle is the “hidden” aisle, the northernmost aisle - Designed, built as a longtime family home. Light and airy. My dad was a woodworker so I grew up "under the influence" and you'll see that here **I'm selling my house; it is not being sold by the park owners or management. Let's talk before you contact management so I can explain how things work in buying my home and renting the space in the mobile home park, and I have the application for space rental for you - Great location 12 minute walk from central downtown, farmers market, eateries, cafes. Great community cafe a mile away, Zocalo 5-minute walk to Elementary; 5-minute walk to High School; 15-minute walk to Junior High 4-minute walk from Grocery Outlet (many Organics); a couple blocks from SL Hospital and 2 pharmacies. Other organics sources in SL - 20-25 minute walk to BART and on a bus line which drops off at the SL BART station - At back of the park, quiet (don't hear the traffic) - 2 parking spaces SPACE RENT and water and sewer = about $745, and $25.65 for garbage/recycling, plus your own use of propane gas, and electricity. THERE ARE SOME LOAN COMPANIES SPECIALIZING IN MANUFACTURED HOUSES, which also are known as MOBILEHOMES. My credit union offers members loans for up to $30,000 apparently without any big deal. So there may be many possibilities for financing if you want to buy our place **** DO YOU NEED A REAL ESTATE AGENT OR ATTORNEY TO BUY? Despite what real estate agents tell some potential buyers, the State HCD does NOT require escrow; transfer happens like a car title transfer does. Yearly registration via HCD, like car title with DMV. If you can buy outright, you can be living in your new home in a matter of days. A real estate agent or lawyer is NOT needed. They cost you needlessly, and can slow down the process. The State paperwork for HCD is very simple (15 minutes, or less), and the paperwork for the rental agreement with the park management is another couple minutes. They approve in 1-2 days. Once they've approved you and you've provided a cashier's check to me, we can send off the packet of title and registration papers to the HCD office. That's it.
