Please do not disturb the current occupant. Tours will not be available without a completed application on file. All home tours will need to be scheduled with the homeowner/landlord and are subject to current tenant availability. This is a brief overview of the general terms and does not indicate all terms in the lease. The renter is responsible for PG&E, SMUD, Cable, Internet, streaming services, yard maintenance/services, and water/trash/sewage. A washer and dryer are provided, but will not be maintained by the landlord. The renter will need to bring a refrigerator. The renter must retain renters insurance throughout the entire lease. Please, no smoking or barbecuing within 10 feet of the home. A pet may be negotiable upon landlord approval and deposit, this is not a guarantee. Sidewalks may not be blocked when parking in the driveway (this will result in a ticket from the city). The lease is for 1-year (365 calendar days) from the signing of the lease. The rent cost is $2300 per month, payable by check or cashier's check by the first of every month. All residents 18 years of age and older, that will be residing in the home will have their credit checked before rental approval. A good rental history is required for approval. No evictions. The tenant is financially responsible for any damage to the property. The landlord will change the HVAC filter every 90 days or as needed based on air quality and need. Tours will not be given without an approved application on file.
