The resident is responsible for timely AC filter replacements, lawn maintenance, smoke detector battery replacements, tree/shrubbery maintenance, fireplace cleaning, dryer vent cleaning, follow all city ordinances (especially those related to lawn watering, excessive noise, etc.), cleaning gutters, regular plumbing maintenance, such as: having your own plunger to resolve clogged toilets, snaking the shower/tub drains for hair, etc. *Upon freezing temperatures, the tenant MUST keep the heat at 65 degrees or higher, drip all faucets and keep cabinet doors open under the sinks as preventative maintenance to prevent burst pipes in freezing weather. 4.) In the event a vendor is called to perform services at the property, and discovers an issue due to negligence, the cost of the service will be billed back to the resident and due with the next month's rental payment. Partial payments are not allowed and will not be accepted. 5.) Rent is always due on the 1st of the month with a grace period to pay until the 4th of the month without penalty.
