Tenant Responsibilities Tenant agrees to: Maintain the Premises in clean and safe condition. Promptly notify Landlord of any damage or needed repairs. Not alter or repair any part of the Premises without Landlord's written consent. Be responsible for damages beyond normal wear and tear. Comply with all local laws and HOA rules (if applicable). 7. Safety and Security To ensure the safety and protection of the Premises and its surrounding community, Tenant agrees to: Not engage in or allow criminal activity on or near the Premises. Install no additional locks without Landlord's written consent. Not tamper with smoke detectors, carbon monoxide detectors, or security systems. Not store flammable or hazardous materials on the property. Immediately report suspicious or dangerous behavior to Landlord and/or authorities. Violation of this clause is grounds for immediate termination of this Lease. 8. Right of Entry Landlord may enter the Premises with 24 hours' notice for inspection, repairs, or emergencies. No notice is required in case of emergency or suspected hazard. 9. Indemnity Tenant shall indemnify and hold Landlord harmless from any claims, liability, or damage arising from Tenant's misuse, negligence, or violation of this Agreement. 10. Termination This Lease may be terminated by: Landlord or Tenant with 30 days' written notice (for month-to-month). Immediate notice if Tenant violates safety/security clauses. 11. Miscellaneous Governing law: State of Nevada Entire agreement: This document represents the full understanding between both parties. Modifications must be in writing and signed by both parties.
