Serious inquires only please, if the ad is still posted no one has signed the sublease~ Due to a job offer my wife received we are going to relocate out of state, so looking to sub-lease the remainder of the lease on this awesome unit which runs until 7.30.20, the sub leaser will also have first dibs on renewing for the year after that. Unit: One bedroom, one bath. Living room, dining room w attached office, galley kitchen w closet, dishwasher, large bedroom closet, dedicated outdoor storage closet w lock. Dedicated front porch w swings, off street parking, slot driveway so single file but can fit three vehicles. Unit has a lot of built in shelving/storage. There are technically four units at this address, but this is unit 1 and is the original footprint of the old house. The other three units are on an addition to the back so you have no neighbors to either side or above, the back dining room wall is up against unit 2 but their kitchen is on that wall so absolutely no neighbor noise. The other 3 units share parking out back, which is where their entrances are so if it weren't for the mailboxes being at the front you would never know you have neighbors. Location: 13th st in boulder, amazing location, walk out the door and pearl street is two blocks right (south) to basically any bar/restaurant , ideal market plaza is two blocks left (north) which has many businesses from sweet cow ice cream to breadworks but also the laundromat as there is no on site laundry. Pets: One animal limit so one dog or one cat max. No monthly pet rent, refundable pet deposit is $300 dog $200 cat. There is a small yard space but it is not fenced in nor can you add fencing. There is plenty of neighborhoods to walk through sometimes we take our pup to north boulder dog park less than 10 min drive. Management does have breed restrictions the lease document reads the pet must have never bitten anyone, if it does have to be removed, no pitbulls, staffordshire terriers, rottweilers, dobermans, akitas, chows, or any mix of these breeds. Management: Sadler Company based in boulder. They have an online portal for payment or maintenance requests. I have mine set for auto-pay and basically never hear from them. The few times we have needed anything they are responsive to email, sent a guy to fix a leak one time, and replaced all the kitchen counter top and sink for us this year. They mow the lawn a few times a year and snow removal comes every time it snows and does the walkways. There is a dumpster, recycle, and compost onsite out back.
