    Location. Location. Location. First of all this unit is part of a duplex and can be seen by appointment to any qualifying applicant as determined by the Landlord through a Zillow application. Showings must be scheduled through Zillow beginning August 31. It is available for occupancy September, 2024. This brick duplex sits at the beginning of a quiet street within walking distance (approximately 1 mile) to historic downtown Belmont where nice restaurants, parks and quaint shops abound. The right side of this duplex is for rent with lots of great features and amenities. Included in this rental is a large living area that opens into the kitchen, two nice sized bedrooms with large closets, one recently updated bathroom and an inside laundry room with storage cabinets. Washer and dryer hookups are available but you must have your own appliances. Also included is a carport with outside storage, a fenced in private backyard and the rent includes lawn maintenance. The security deposit is $1400 and the monthly rent is $1400. Tenants must sign a one year lease and after the first year, rent becomes month to month unless decided differently between the Landlord and Tenant. Rent is due on the first day of the month with a late fee imposed after the 5th of the month. The Landlord will do a routine inspection of the interior with a 24 hour prior notice three times a year. This property is a no inside smoking facility. A $500 minimum penalty will result if this policy is broken by tenant, permitted occupants or guests and the tenant may be asked to vacate. This property has a carport and one other parking spot in the driveway. Tenant is responsible for all utilities and cable. Renters insurance is required on occupants' personal contents. Lawn care is provided by the landlord. City garbage pick-up is once a week. Pet policy could be negotiated with a monthly fee, not preferred but will consider.
