Lease Duration: The lease term shall be for a period of 12 months. The lease may be extended upon mutual agreement between the landlord and tenant. 2. Monthly Rent: The tenant agrees to pay a monthly rent of $1500.00, due on the 1st day of each month. 3. Security Deposit: A security deposit of $1500.00 is required prior to move-in, which will be held to cover any damages to the property or unpaid rent. The security deposit will be refunded at the end of the lease term, less any deductions for damages or unpaid obligations, in accordance with Louisiana state law. 4. Utilities: The tenant is responsible for the payment of all utilities, including electricity, water, gas, internet, etc., unless otherwise specified. 5. Maintenance and Repairs: The tenant is responsible for maintaining the interior of the property in good condition and promptly notifying the landlord of any necessary repairs. The landlord will be responsible for major repairs and maintenance of the property, such as plumbing and structural issues, unless caused by tenant negligence. 6. Pets: Pets are allowed on the property with prior written consent from the landlord. A pet deposit of $200.00 may be required, and tenants are responsible for cleaning up after their pets. The landlord reserves the right to deny pet approval based on breed, size, or other factors. Monthly pet rent is $50.00 per pet, per month. 7.
