The following criterion will be requested and reviewed as part of the application eligibility process; not limited to: Background check, Prior rental or residential history, Proof of current Income, Employment history, Credit check/history, Landlord and Employer references. Any applicant that does not abide by the pre-screening criterion and/or does not meet proper eligibility based on the information requested and reviewed, the application will be denied with an explanation of the reason for the denial. ONLY strong/qualified applicants requested. Showings will only be granted to pre-qualified applicants. Qualifications: Minimum 650 credit score, good rental/residential history with references, no felonies & no evictions. Gross monthly household income must be greater or equal to 3 times monthly rent. Security deposit (security deposit is equal to one month's rent) + First month's rent required at lease signing. Monthly rent is due at the 1st of every month. A late fee of $54.00 will be incurred starting on the 4th day of each month the rent payment is late. An additional $54.00 fee will be incurred each subsequent day rent is late for a given month (up to 10% of the monthly rent). The following forms of rent payments are recommended and accepted: Zelle or Zillow Payments. Initial lease duration will be set for 12 months subject to renewal for a longer duration after the initial 12 months. A Residential Lease Agreement will be provided for review to an eligible and qualified tenant(s) that is selected. This agreement must be dated, initialed, signed and returned before lease commencement. High-speed internet is included (paid by owner). Regular lawn maintenance is included (paid by owner). Yearly Air-Conditioning/Heating maintenance included (paid by owner). All household appliances included. Refrigerator, Washer and Dryer, Oven, Dishwasher and Microwave. All monthly utility costs to be paid by tenant. Utility services will be transferred to tenant's responsibility. Renter's Insurance is Required. Policy must list owner as additional insured. Up to 2 Pets are permitted. Small/Medium dogs ONLY; case by case basis and up to 25lbs with no history of biting and must be non-dangerous breeds. A non-refundable pet fee of $1000 is required in addition to the security deposit at signing. A monthly pet rent fee of $25 per pet is required in addition to the monthly rent. No smoking permitted indoors. Outdoor smoking is permitted. Parking is acceptable on street as close as possible to the property. Only holiday clips permitted for attachment of lights to property.
