Important note: There are other properties in the area that are less expensive, and if you are living paycheck to paycheck, you should choose one of these. I am intent on renting this only to tenants who have a stable income and enough savings to survive an unexpected large car repair etc. Accordingly, the full first month's rent and security deposit are absolutely due at signing with no exceptions.
