RENTAL CRITERIA AND APPLICATION DISCLOSURE Note from Neil and Susan (owners): Our rental Property is two buildings on adjacent lots. A four unit, all rentals, and a duplex which we share with a tenant. We respect our tenants privacy and ask our tenants/neighbors to pay rent timely, respect our investment (don't trash the apartment) and be considerate to your neighbors. It's really that simple and thank you for considering us. The following information will be accessed as part of the screening of any applications for tenancy: - All information on your Application for Tenancy. - Your rental history via any identifiable prior Landlords - Credit reports via a third party Consumer Reporting Agency - Public records regarding registration as a sex offender - Personal references. - Verification of employment and/or income (or rental subsidy) amounts. - Public records regarding civil court records. - Any other information provided by the applicant (such as anticipated length of tenancy, tenancy commencement date, etc.). - Any offers or proposals you may choose to make to us. Both you and us will be automatically notified via email of any updates made to the information. You can also reach On-Site at Renter Relations 2201 Lakeside Blvd. General Information: - Applicant on time for showing appointment, or timely call to reschedule (failure to do so results in denial of the application). - Positive government issued picture ID for all adult (over 18 years of age or emancipated minor) occupants (failure to provide ID results in denial of the application). - Fully completed application, without material omissions, for every occupant (over 18 years of age or emancipated minor), with no material misstatements or omissions. - Demonstration of ability to pay complete deposit and prepaid rent requirements prior to occupancy (inability to pay the rent results in denial of the application see income/credit requirements). - Applications will not be reviewed until received in full. Groups of more than one applicant will not be considered until the applications from all members of the group are received. - Application fees to Landlord's tenant screening must be received before the application can be processed. Specific Information for Subject Property: - Smoking Prohibited. - Pets Prohibited. - 12 month minimum lease required . - Renter's Insurance Required. - Maximum Occupants: Two per bedroom (NOTE: other occupancy maximums may apply when the resident is participating in a housing subsidy program). -Application Screening Fee: $40.00 - Monthly Rent: $2,200.00, Includes, garbage water & sewer. Additional $25 per month if fourth occupant. - Minimum Security Deposit: $1,000.00 - Last month's Rent Required. To apply for tenancy: 1. You must first have a tour of the interior and exterior of the building. Applications are not accepted unless all applicants have viewed the property. For applicants from out of the area, one member of the group of residents or another individual identified by the applicant must visit the property in person and use skype, facetime, or another interactive "real time" method of taking a virtual tour of the property on behalf of those not present in person. 3. An application without proof of identity is not complete. 4. Remember that all residents over 18 years of age must submit a separate application and in the case of a group of occupants, the application will not be considered to be complete until all members of the group have submitted their application. 5. If you are approved for tenancy, you must accept the offer within 48 (hours) in writing and pay a holding deposit of $200.00 by cash or certified funds ( check or money order) within 48 hours of the time we notify you. If you wish to accept tenancy, you must agree to the occupancy and rent commencement date set forth in the offer you receive. Minimum Screening Criteria: Employment/ Income History: o Employment Two most recent pay stubs Two years steady employment or verification of predictable legal income source. o Self-employed. Previous two years federal form 1040 tax returns, signed and showing predictable income. Last three months bank statements. o Retired, Disabled, Student,etc. Verification two years predictable legal income source. Income requirement: o Income to rent ratio 3 to 1. Example; Rent= $2,200 than Income = $6,600. o Debt to Income Ration not to exceed 35% of applicants income. Credit history: o Fico score minimum 725. and/or, o Credit history with; No recent Charge off's. No current over due payments. No current Collections. No current Judgments. Maximum three late payments past twelve months No Evictions or Unlawful Detainers. Rental History: o Provide positive reference from housing provider for previous 24 months . Left property in good condition without owing for rent, damage, fees. No pattern of late rent payments. No pattern of complaints. Sex Offender Registry Information: o We perform an individualized assessment of any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider. Additional Notes: Landlord does not accept comprehensive reusable consumer screening reports. The landlord is prohibited from requiring disclosure, asking about, rejecting an applicant, or taking an adverse action based on any arrest record, conviction record, or criminal history, except for registry information as described in subsections 14.09.025.A.3, 14.09.025.A.4, and 14.09.025.A.5, and subject to the exclusions and legal requirements in Section 14.09.115. Exceptions to minimum income requirements are applicable for Section 8/subsidized applicants as provided in SMC 14.08.040(F). SMC 14.09.025.A.3 requires a legitimate business reason analysis before a landlord or any person takes an adverse action based on registry information of an adult prospective occupant, tenant or household member SMC 14.09.025.A. 4 prohibits taking an adverse action based on registry information of a juvenile prospective occupant, tenant or household member SMC 14.09.025.A.5 prohibits adverse actions based on registry information against adults if the conviction occurred when the individual was a juvenile. screening when denial of tenancy is required by federal regulations in federally assisted housing.
