GREAT LOCATION AND WALKABILITY. Ideal location near downtown in quiet residential neighborhood two blocks north of Lake Union and the Burke Gilman Trail. Quick accessibility to 520, I-5 and 99. Fremont, 45th Street, Green Lake and University of Washington are all within a ten to fifteen-minute walk or five to ten-minute bike ride. No shortage of great coffee shops, breweries and restaurants to walk to.
SAFE. This is a quiet, safe and dog friendly neighborhood with many families, young professionals, and retirees.
CLASSIC HISTORICAL HOME. This 1908 home has been remodeled and updated over the years, yet retains its original charm. The available space is a basement, mother-in-law style apartment with a separate entrance and walkway.
DETAILS. 2-bedroom, 1-bath, 850 square feet, space with small kitchen and living room. Basement apartment entrance w/ mud room is located on the south side of garage and driveway. Ideal space for one person, one couple, two friends; no more than two people may live in the space.
YARD. A small yard space available for mother-in-law tenant usage located alongside basement entrance and walkway. Yard is not fenced, but big enough to have a couple of chairs outside for outdoor seating if preferred. Yard is maintained March through November by third party in terms of basic yard maintenance (mowing, trimming, mulch, etc.), but both lower and upper tenants are responsible for general yard and sidewalk upkeep surrounding home throughout the year.
LAUNDRY. Laundry facilities are shared between both upper and lower tenant apartments and located in a shared space which have locking mechanisms from all entrance locations. Facilities are included in rent.
DOG FRIENDLY. Open to small dogs who are well trained, do not bark enough to notice or disrupt neighbors or upstairs tenants and ok with another dog living above them. Yard is not fenced in, but there is a small basement apartment yard space and it is a very dog friendly neighborhood. "Moment of" yard poo cleanup is important and an expectation both at home and in neighborhood. Sorry, no cats or other animals.
PARKING/BIKES. No garage or driveway, but typical to neighborhood, free, permit-free street parking is available. Home is located on a corner lot, so there is plenty of street parking for lower- and upper-unit tenants. Depending on bike size, possible a bike or two could be stored in the entrance to mother-in-law which is similar to a mudroom. There is also an outside space hidden from street view available for chaining up, as well.
NEIGHBORLY EXPECTATIONS. As the homeowner, it is an expectation to us that the renters in our home are courteous and neighborly to all neighbors, as well as the upper unit tenants. Quiet hours for both units inside and outside is expected between the hours of 10:00 PM and 8:00 AM.
FRIENDLY AND HELPFUL PROPERTY MANAGER AND COSTS. Local, friendly and handy landlord (owner) always available. Rent is $1800/mo. First month's rent due prior to move in. Damage deposit of $800 due within 90 days in accordance with Seattle City Ordinance. Tenant pays landlord for all basic utilities (water, sewer, garbage, electric) and is responsible for any utilities outside that such as cable, internet and phone which may be set up directly by tenant and service provider. Utilities are $125 monthly per person on top of rent. Rental insurance required and a copy of policy must be shared with landlord within 30 days of move in date.
AVAILABILITY. Available for rent as of July 1, 2022. Regardless of move in date, first lease will run through June 30, 2023. Subsequent leases are annual starting July 1st.
