Uptown is a remodeled building; apartments were updated with full sized stainless appliances, new flooring (hard wood, ceramic and/or carpet); depending on floor plan spacious kitchens with more counter space than most Uptown area apartments.

TOURS: Tours are by appointment only. In Person Tours will be set up on an appointment only basis; once we get confirmation of your preferred apartment, preferred move in date and # of persons that will be residing in the apartment; we can then set up a tour.
QUALIFIERS: ALL Applicants 18+ are processed using 4 qualifiers: Credit Score 650+; Income qualified at 2.5x's Rent Amount; Good Rental History; Background Check. If a Co-Signer needed, must be a family member only and must apply within 24 hours of initial decision. Click on 'APPLY NOW' and Read the "Before You Begin" for Rental Criteria and Application Instructions.
SUBMIT APPLICATIONS: Each Applicant over 18 and co-signers must submit their own application; within the same time frame. ALL persons living in the apartment need to be identified on the application and on the lease. Must attach Proof of Current and Past Income and a valid Photo ID to application. Enter full 3 years Rental History and enter 3 Year Employment History. Complete entire application; any missing data / documents will be cause for immediate denial for non-compliance/incomplete application. Proof of Auto Insurance is Mandatory at Application, to park on our property. Renters Insurance is mandatory, proof required.
DEPOSIT: Security Deposit of $800 (Studio/1BRs) or $900 (2BRs) on approved credit / pending application decision. Additional Deposit of up to 1 months' rent required, if credit exception approved or if a Co-signer needed Once approved you will receive a link to pay deposit within 24 hours of approval.
RENT PAYMENTS: Once Approved, Residents must pay rent through your resident online portal online - Automatic checking ACH (free) or Credit Card (incurs fee).
TERMS/NOTICE: Lease terms are Flexible; ZPG Lease End dates allowed are 03/31, 04/30, 05/31, 06/30, 07/31, 08/31. No Winter Lease End Dates no leases or buyouts will end 09/30 through 02/28. No month-to-month leases. No Subleases. Notice Required no exceptions - 2 full months' notice to renew/vacate, prior to current lease end date. Lease is a legal binding signed contract and you are responsible through the term of that lease. Apartment Transfers or Roommate Changes require prior Management Approval and incur Fees.
Parking: Street parking for free (front of building). Underground Heated Garage $75 / Gated Lot $50; per availability. Lot and Garage is Permit Parking and monitored. All vehicles must be approved by management prior to being assigned, if available. Residents must show proof is owned by person on the lease and must show proof of insurance to park in our Lot or Garage. Guests are not allowed in Lot or Garage. Proof Auto Insurance provided at Application, to park on our property.
Utilities: Electric bill - Residents pay 100% of the electric bill XCEL metered per apartment. Gas, Water and Trash - Residents pay 95% of the Water and Gas (heat) and Trash, through RealPage (RP) / (RUBS Program Billing) Averages $50-$125/mo per apt. Gas is Heat + Hot Water - Costs fluctuate Summer/Winter. Gas calculated # of occupants + sq ft. Water and Trash calculated by # of occupants). Electricity Xcel xcelenergy.
Transportation is close; bus line right outside, with several others just blocks away. Quick access to 35 / 94 / 394 highways. Within walking distance to Eat Street, Museums, Universities, Downtown and many other great entertainment venues and restaurants.
