A few general rules and requests to get out of the way:
1.) If a pet is accompanying you during your stay, make sure to pick up after them - especially dogs outside. You will be subject to a fine from the complex if you do not. This fine will be your responsibility and landlord will not pay this.
2.) Houston is hot and it is easy to run up the electrical bill on AC. Regarding thermostat settings, please refrain from setting lower than 70s for extended periods of time. Similarly, when leaving for extended periods (work, travel, etc.) please set thermometer back. We cover electrical utility fees up to $200 but anything additional is required to be payed back by tenant to landowner.
3.) Please be respectful of neighbors; city ordinance sets a cutoff of 10 PM (22:00) for loud noises/disruptive sounds.
4.) You are welcome to use your streaming service of choice while here, however, if signing in through our smart TVs, when leaving, please ensure your data is deleted from the app in question; we are not responsible for future parties using your accounts if left connected,
5.) Smoking is not allowed inside the unit. Absolutely NO illicit drug use on the premises, which, under current state law, includes marijuana without medical documentation.
6.) Subletting of the property is NOT permitted
7.) Running a business out of the property is NOT permitted
8.) Ensure proper disposal of trash and upkeep of property while occupying
9.) Guests are allowed for up to 1 week at at a time. If needing to stay longer, will need to obtain land-owner's approval at which point additional rent charges may be required. Please ensure all guests follow the above rules.
10.) Unit is furnished. Any alterations, including additions of fixtures or other changes that can lead to damage must be approved by landowner first, lest you risk forfeiture of your security deposit as well as potential other fees as appropriate.
11.) We retain the right to have property management (e.g. landowner, manager) inspect property with a 24-48 hour notice provided to tenant. In instances where there is concern for emergency or that unit has been abandoned, state law allows for inspection without notice. We will of course provide all due diligence to respect your privacy and provide appropriate notice as feasible.
