Home Care This home is special to me and my family, and I plan to return to it in the future so I would like to find someone to love it well. I am looking for a tenant who will treat it with love, care, and respect. 2. Rent & Payment Details Monthly Rent: $2,000 Rent is due on the 1st of each month. A late fee of $50 will be applied if rent is not received by 5th of the month. If rent remains unpaid for 30 days, eviction proceedings may begin. Partial payments do not waive the landlord's right to pursue eviction. Preferred Payment Method: ACH 3. Security Deposit Security Deposit: $2,000 It will not be used for unpaid rent and is for damage beyond normal wear and tear only. It will be refunded within 30 days after lease termination, provided the home is in the same cared-for condition, minus normal wear and tear. Upon move-out, the tenant must return the home in clean and undamaged condition. Failure to meet these standards will result in deductions from the security deposit. 4. Utilities & Maintenance Landlord Provides: Water, trash, lawn care, electricity, gas, internet If the total electricity/gas cost for any given month exceeds $350, the tenant is responsible for paying the overage amount. Any unpaid utility bills will be considered additional rent and subject to the same late fees and collection policies outlined in this lease. Tenant must notify the landlord of any needed repairs immediately. The tenant is responsible for routine maintenance and minor repairs under $100. Any unapproved modifications to the property, including painting, installing fixtures, or structural alterations, may result in loss of security deposit and/or additional repair fees. 5. Occupancy & Guest Policy Only the approved tenants may live in the home. Frequent overnight guests should be discussed in advance. 6. Smoking & Air Quality No smoking or vaping inside or outside the home. 7. Property Care & Respect This is a loved and cherished home please treat it as your own. The tenant agrees to maintain cleanliness, avoid damage, and keep the space peaceful. Any damage beyond normal wear and tear will be the tenant's responsibility. 8. Entry & Inspections The landlord may enter the premises for repairs, inspections, or other necessary reasons with 24 hours' notice to the tenant, except in cases of emergency where immediate entry is required. The entry will take place during reasonable hours, generally between 9:00 AM and 7:00 PM, unless otherwise agreed upon by the tenant. 9. Lease Renewal & Termination The lease requires Tenant & Landlord Agreement to Renew. Move-Out Notice: At least 14 days written notice before vacating. Early termination: The tenant forfeits their security deposit if they terminate early. 10. Renter's Insurance Tenant must have renter's insurance. 11. Harmony & Community I hope to rent to someone who shares a love for an organic, mindful, and peaceful lifestyle. Loud noise, parties, and disturbances are not in alignment with this home's energy. Respect for neighbors, the home, and the environment is expected. 12. Driveway & Parking Liability Clause The tenant acknowledges that the property features a driveway with a curve close to the street and a slight drop-off area at the end. The tenant and their guests must use caution when parking, maneuvering, or exiting the driveway to avoid accidents, damage, or injury. The landlord assumes no liability for any vehicle damage, personal injury, or property loss resulting from the use of the driveway, including incidents caused by improper navigation, inclement weather, or lack of familiarity with the driveway's layout. The tenant agrees to inform all occupants and guests of the driveway's layout and potential hazards. Any damage to vehicles or property is the sole responsibility of the vehicle owner, and the tenant agrees to indemnify and hold the landlord harmless from any claims arising from driveway use.
