    What's special

    The Voigt Ranch is located on the northwest edge of the Camas Prairie Valley. The views are expansive from this elevated location. There are 1,987 deeded acres and 612 acres of state lease. The ranch headquarters consist of some small outbuildings and a newer Champion modular home. There is also a small older ranch house on a 27-acre parcel, but it is owned by another family member. This may or may not be available for sale, but it would be logical to assume that it could be purchased. The owner is currently not irrigating any of the hay ground that is along the southern reaches of the ranch near Cross Road. There are water rights for approximately 260 acres. This water can be either flood or sprinkler irrigated. There are also water rights for ground water, for stock water, and also for domestic water. As you can see from looking at the topography map, the subject property is fairly level along the lower regions near Cottonwood Creek, and then it gains elevation as you move northward towards Markle Hill. There is a substantial elevation change and as the elevation increases your views opens up substantially. The prospective buyer should be aware that there is an existing rock-harvest lease agreement on the property and my understanding is that it will last for ten years and began in April of 2007. This lease does not go with the ranch but is for severed mineral rights. Typically, rock and surface rock is not treated as a mineral. When the prior owners' estate was settled, the rock was treated and identified as a mineral and thus this "rock" right has been severed from the ranch. Currently the lessee is harvesting rocks on one small portion of the ranch. Camas Prairie is just a few minutes from the Flathead River and its small mouth bass fishery. Hot Springs, a small ranching community, is located just a few minutes north of the Voigt Ranch. There are many recreational opportunities in all directions from Camas Prairie. Sanders County has a great diversity in terrain, vegetation, and moisture with both the driest location in the state of Montana, and Heron, which has the most moisture in Montana. Thompson Falls has the highest average temperature in the state. This is not the highest summer temperature, but the mildest overall temperatures throughout the year. West of the ranch, the terrain and the vegetation changes from open grassland into timberland and as the elevation increases the timber becomes thicker and thicker. There are deer, elk, turkeys and bear that frequent the area. Do remember that non-tribal members cannot hunt big game on the reservation and to recreate or hunt upland birds you need a tribal recreational permit and/or a tribal bird hunting license. The asking price is $1,499,000 cash as the seller would like to do a 1031 exchange.
