Term This lease is for the term commencing on February 1st, 2023 and ending on the last calendar day of January 30th, 2024. (optional short term lease available) Automatic Renewal If Lessee, or Lessor, desires that this lease terminate at the expiration of its term, the party wishing to terminate must give to the other party written notice at least 45 days prior to that date. Failure of either party to give this required notice will automatically renew this lease and all of its terms except that the term of the lease will be for one month. This provision is a continuing one and will apply at the expiration of the original term and at the expiration of each subsequent term. All other notices required to or by the Lessor or Lessee will be in accordance with law. This deposit, which is noninterest bearing, is to be held by Lessor or Lessor's Agent as security for the full and faithful performance of all of the terms and conditions of this lease. This security deposit is not an advance rental and Lessee may not deduct any portion of the deposit from rent due to Lessor. In the event of forfeiture of the security deposit due to the Lessee's failure to fully and faithfully perform all of the terms and conditions of the lease, Lessor retains all of the other rights and remedies. No unpaid late charges or delinquent rents. 8. All keys are returned. 9. Forwarding address left with Lessor. 10. All debris and rubbish and discards must be removed from premises.
