1-- The inside of this home was completely repainted and all new fixtures were installed in Q4 2023.
The following was true for the previous tenant, who rented for 8 months:
2-- Both bathrooms have all new fixtures, toilets, plumbing, vanities, etc., and the main bathroom tub was removed and turned into a modern walk-in shower.
3-- There are all new kitchen appliances (washer, dryer, dishwasher, range and hood).
4-- A new HVAC (electric heat pump) was installed, with an easy to change air filter.
5-- A new electric water heater was installed, with a sediment filter ahead of it.
6-- There is no gas service (the stub-outs are capped inside), and there is no longer a gas meter on the house, so there is no source of uncombusted hydrocarbons or carbon monoxide in the house.
7-- There are five (5) brand new smoke detectors throughout the house.
8-- All duct work has just been cleaned and there was no evidence of mold (nor has there ever been), and
9-- The backyard has a new AstroTurf play area and brick pavers.

1-- The house is all electric, there is no gas bill to pay...and:
2-- ELECTRICITY IS PROVIDED in the monthly rental amount for the first year. This corresponds to a savings of several hundred of dollars per month in the hottest and coldest months, and an average monthly savings of $160.
3-- No exterior wall penetration's are allowed, for any reason. A significant penalty is attached to the lease for the repair of such holes. The soft slump block is almost 70 years old and brittle...like the Landlord. Cable must be run through using existing penetrations (and existing attachment points on the outside must be used). New high-speed fiber optic has been installed from Quantum.
4-- Tenant is required to change the HVAC air filter every 30 days, and submit the dirty filter with the rental check (filters supplied by Landlord). The filter is easily accessible, and located on the inside of the house, at chest height.
5-- The Landlord (or Landlord's Representative) will inspect the inside of the home every 90 days.
6-- Landlord (or Landlord's Representative) will change the Water Heater filter every 6-12 months, depending on the results of each 90-day inspection (filters supplied by Landlord).
7-- Parking is only allowed in the carport/driveway, or on the street (cars shall not be parked on the front yard).
8-- There is no smoking allowed inside the home, carport or shed.
9-- A very detailed and comprehensive lease has been developed, as a result of poor performance by previous tenants.
10-- Renter shall not run a business out of this property that requires visitors.
11-- A rental application with references and income verification information is provided by Landlord and required before a lease is considered.
