Running Water is a charming three-season riverfront cottage on the Deer River in Dickinson Center, Franklin County, New York. The cottage features a kitchen, living/dining room with working woodstove, sun porch, large master bedroom with full in-suite bathroom, two smaller additional bedrooms, second bathroom, and sleeping loft. The rooms are bright and cheery with views of the flowing river.
This unique property is 5 acres in size with 500 incredibly scenic feet on the Deer River. The river has a swimming hole area that varies from 3 to 6 feet deep depending on the water flow, which is typically heavier in the spring and after summer rainstorms. In most other places, the river is just a foot or two deep. There are many waterfalls to sit under, which we like to think of as our natural Jacuzzi. You can fish right off the grassy river bank, which is the nicest feature of the riverfront - a beautiful grassy area where you can sit back on an Adirondack chair or relax in a hammock and listen to the sound of the water rushing by just a few feet away. There is a firepit at river's edge for evening campfires. There is also a large wooded area on the property.
The property includes three sheds for outdoor gear and tools. The roof on the cottage and main shed is brand new (fall 2013). One of the sheds has been converted into a large dog pen with covered sleeping area and large fenced-in area. Water is from a private well that an adjoining property owner has the right to use (but has never done so). There is also the option of using the homeowner's association community well. Both well lines run to the cottage. The home has its own septic system.
The cottage is the last on a dead-end private gravel road of 13 cottages. This means that there is no traffic to see or hear from the cottage. The homeowner's association maintains the road as well as the community well. The fee is $150 per year. Some owners also contribute to snowplowing in winter, but we have opted out because we do not use the property in the winter. Right now, it is a seasonal cottage. A monitor type of heater could be added to make it usable year-round. Verizon cell service is now available at the cottage.
Dickinson Center is one hour from Lake Placid, 40 minutes from Saranac Lake, 20 minutes from Malone, and 20 to 30 minutes from Potsdam and Canton. The Akwesasne Casino is an easy 40 minute drive. There are many Amish farmers in the surrounding area and one of our favorite things to do in the summer is to visit them for fresh and delicious produce, baked goods and jams. Many canoeing, kayaking and hiking opportunities are within a very short drive from the cottage. Dickinson Center is also an easy two hour day-trip to trip to Ottawa, the capital of Canada, or to Montreal, cities brimming with culture, entertainment, shopping and restaurants.
