Pet owner is responsible for picking up pet waste in the yard a minimum of weekly; owner will charge a $50 fine each time pet waste found in yard when they come to mow the lawn. Owner personally maintains landscaping and performs handiman chores, plumbing and electrical performed by owner's professional licensed plumber and electrician. Owner will not enter property without giving tenant 24 hours notice, unless repair requested by tenant; but reserves right of inspection with 24 hours notice. No smoking, pet policy is as laid out previously. No junk cars are to be parked on the property, all vehicles on the property must be in operable/working condition or they are subject to towing by landlord at renters expense. No parking on the grass or in the backyard. Driveway to the left side of the driveway accessing garage is shared with next door neighbor. If tenant needs to break lease, replacement tenant is at the landlords discretion and subject to full background check. Tenant is liable for rent until replacement tenant is found. All adults living on the property must be registered with landlord and have an emergency contact on file, preferably someone other than a co-tenant. Air B&B, and similar subleasing are not permitted. Roommates may be added to the lease, but are also subject to a background check for primary tenant and landlord's safety.
