Sloan's lake Beautiful Bungalow (Dog friendly, No Cats as I'm allergic to them) located in best area of Sloan's as the park is 2 blocks in one direction and 3 blocks in the other to the park and only 2 short miles to Union Station and 9 blocks to Highland Square. House is a newly renovated 1,000 sq. ft. 2 bedroom with a 200 sq. ft. covered front porch. Pricing is $1,995 and paying all electric & gas and water. The house is an audiophile's dream with every room (excluding extra bedroom & bathroom) wired with in ceiling Polk speakers and outside front patio. It has a new fridge with an ice maker, a new dishwasher, a gas stove, a doggie door, a microwave, a washer & and a dryer and a backyard. Off street parking. It is also close to Edgewater, and the restaurants of Sloan's Lake are just around the tip of the lake. There is a self-sufficient basement apartment located in the house currently occupied on a very part-time basis by myself (owner). House comes with 4 bar stools pictured & 6 seats outside front patio furniture pictured along with more outdoor furniture and audio receiver that powers the 2 zone music system and home audio system. Master bedroom 11.5 feet by 10.5 feet, second bedroom 11 feet by 8 feet. The second bedroom is smaller and looks and feels like a boat. The only closet space for the second bedroom is above the built-in wooden dresser with the hanging rod for clothes shown above the windows. No garage. And no basement access. The backyard has a small amount of clutter from the owner. Parking off the street will be allowed in the one spot in the driveway leading up to the garage but no garage access. This house and what is provided is well below market value for the area (check rent o meter listed at $2,700), so an intensive background check will be required along with the full deposit. No Smoking Allowed and only small dogs. It's currently priced below the 35% price range to similar homes in the area to find a great tenant.
I have a bit of my belongings to the south side of the house along with coolers and gas containers in the back. However, are mostly out of any viewing area. Outdoor furniture is on premise and won't be removed, but if needed, it can be stowed. The six piece rotating iron outdoor set in the front is to remain unless a great alternative is announced and agreed upon in writing. The entrance to the basement apartment is a completely separate entrance with its own separate walkway.
Renter pays Denver Water and Excel bills, which are electric and gas. The owner pays for the waste water and trash services. I must meet all candidates who wish to rent this home. If I am unavailable, my close friends or neighbors will help assist in the selection process. Garage and basement apartments are occupied and unavailable. I use my basement on a half and a half-time basis, and we will meet before signing lease so both parties may discuss expectations from the other on basic common courtesy issues and expectations. Primarily gone during the winter months. No cigarette, cigar, or pipe Smoking, cannabis is an allowed within moderation!
Thank you for your interest in the property at 2239 Osceola Street, Denver, CO. Again, the lease is for 12 months and no more than 2 people with no more than two dogs only and no cats or smoking. The price is $1,995. Also, I do run my own credit checks, background (including criminal checks and income, and job verifications on each individual who wishes to reside.
One may call me and check and see if I'm available to show the unit for a quick viewing and meet and greet. Lunch hours during the week tend to be the best time for me. Please call as it's much easier to connect with one another. To many, no-shows have occurred as of recent.
I do live in the basement 3 \ 5th's of the time and go elsewhere for the rest of the time. You may check rent-o-meter to see that this property is offered at a good discounted for the fact of my living on the premises part-time and taking the garage. That is exactly why Zillow lists it as an incredible deal, which it is solid for the location. The current value for location and amenities states a market of $2,580. Therefore, not having the garage and me in the basement I discount the property at around $600.
The reasoning for meeting each candidate is for each of us to realize that mutual respect is a must and that everyone gets along.
Thank you,
Bill
