The good: Motivated to sell. This is a beautiful location 1.2 miles up a dead end mountain road. Nice and secluded yet 15 minutes from the NYS Thruway entrance 20. It has a wood stove, fireplace, baseboard electric heat and a propane furnace. Even if the electricity goes out you will still be toasty. The house appraised in February of last year for 220k. Prices have since gone crazy due to Covid which explains the "Z-Estimate of around 300k. The bad: Why am I asking so low and willing to go lower? I bought another home 18 months ago and was preparing to sell this one. I let a friend in a tough spot stay for a "few months". Covid happened. No evictions until August of this year so this friend is still there. Since she won't let a realtor in a morgage inspector is probably out as well. If you are willing to do a cash sale based soley on pictures from February 2020 and evict said friend in August, i will sell now for 180k.
