The neighborhood is a newer subdivision that contains predominately 1-to-15-year-old single family houses that are split-level or ranch styles. The new St. Alexius Hospital and Sanford clinic are located in the neighborhood. The West River Community Center is also in the neighborhood. The commercial land use is segregated to the eastern portion only, while the vacant land is located throughout the neighborhood. Properties in this neighborhood are generally good quality and in good condition, with some being very good. Most properties have garages that are attached and feature 2-car to 3-car garage stalls. There is also properties that feature 3-car garages with shop space or instances where property owners have the adjacent lot and haveconstructed a detached shop/garage, both of which are not considered over-improved. Finished basements are expected (except some new construction) and should have a family room, 3/4 bath, with 1 or 2 additional bedrooms. Fireplaces and master baths are considered luxury items in this neighborhood and are reflected in higher property values. Decks and patios are expected and the absence will affect value and marketability. The neighborhood is currently one of the fastest developing areas with a significant amount of new construction. Traffic is minimal and generally comprised of residents with no through traffic. Schools are within walking distance, but the area is covered by district buses.
