    A quaint bungalow home for a couple or single individual. The home is located 10 minutes from the Atlanta Airport, 5 minutes from MARTA Train Station, 10-12 minutes from Downtown Atlanta. The house has an upgraded kitchen with all new appliances purchased between 2020 and 2021 with a new tile floor that was installed as well. Cabinets, custom backsplash and counter installed as well. The house was repainted in 2021, new roof, new front porch and gutters in 2022, and in 2023 a new water heater. The neighborhood is very quiet and safe and neighbors are friendly and will look out for you. It's an older neighborhood, mostly young families, elders and long-time residents. Renter is responsible for all utilities including Gas & Electric. Renter is responsible for home maintenance including gutter cleaning, lawn care. Any maintenance or repairs under $500 is the responsibility of the renter. no smoking is allowed inside the home but there is a great front porch and backyard to enjoy at your leisure. Dogs up to 20lbs is allowed. 1 year lease minimum -- APPLICANTS AND OCCUPANTS ALL APPLICANTS: An applicant must be 18 years of age or older to qualify as a Resident. All individuals 18 years of age or older must complete an application and be listed as a "Resident" on the lease agreement. All individuals 17 years of age or younger must be listed on the application and lease agreement as an "Occupant". IDENTIFICATION ALL APPLICANTS: Valid government issued photo identification is required for all applicants. CREDIT REPORT ALL APPLICANTS: A credit report will be completed on all applicants using the credit scoring model to determine credit risk. Income and credit history will be entered into the credit scoring model to determine rental eligibility and security deposit levels. Unfavorable accounts which will negatively influence this score include, but are not limited to: number, type and age of accounts; bill payment history; outstanding debt; late payments; rental history; collection actions; open bankruptcies; foreclosures; evictions; charge-offs; and current or recent delinquency. RENTAL HISTORY ALL APPLICANTS: All applicants must score a "pass" on their rental history screening. The company uses criteria from records provided by credit screening database(s) including number of late payments, bounced checks, collection accounts and charge offs. Twelve months of verifiable rental history is requested and must be favorable. Applicants with no rental history may be assessed an additional security deposit or required a guarantor. Applicants with an outstanding balance of $100 or more will be denied. INCOME VERIFICATION ALL APPLICANTS: Market Rate Unit Applicant's gross combined income must be equal to 2 times the amount of market rent. The application will not be approved until proof of income is received and verified. CRIMINAL BACKGROUND HISTORY ALL APPLICANTS: All Applicants and occupants 18 years of age or older who will be occupying an apartment must meet the applicable criminal background qualification criteria and consent to a criminal background check. Each of the applicants and occupants 18 years of age or older who will be occupying the apartment must score a "pass" on their criminal background check.
