    What's special

    The tract is in a diversified farming area, with dry land crop production and livestock grazing. This land is excellent for hunting deer and turkey. With trophy white tails taken from the property and walking distance of the Arkansas River. The farm is located in the southwest part of Rice County, 1/2 mile west of the Arkansas River and Rattlesnake Creek crosses the northwest corner of the farm. A sanded road runs along the east side and a dirt road runs along the north side. There are 108 acres under cultivation, in three separate fields, separated by a shelterbelt and a dirt road that runs to an old building site. The soils are Pratt-Carwile Complex Class III and Pratt-Tivoli loamy fine sand Class VI. There are 36.2 acres of native grass pasture in the northeast corner of the farm with an average 4-strand barbwire fence around it. A small rill enters in the northeast corner and runs west. Water is provided to the livestock from a well located at the old building site, located on the south side of the pasture. In the northwest corner of the farm is a 1.4 acre meadow on the west side of the 1.2 acres of Rattlesnake Creek. The creek has timber and brush along the banks. There are 9.1 acres of shelterbelt that crosses the crop land. A new 5-strand barbwire fence runs along the west and south sides of the farm. There are 2.2 acres of roads and waste.
