Water, sewer, and trash paid by landlord, all other utilities by tenant. Tenant responsible for yard maintenance and minor repairs. PREREQUISITES. The income of the Head of the Household MUST equal a minimum of 2 times the monthly rental amount (i.e. if the rent is $1,500.00 a month, the Head of the Household income MUST be a minimum of $3,000.00). We do NOT combine income for unmarried couples or single people living as roommates.
Head of Household MUST be at their current job for 6 months or longer and Proof of their monthly income MUST be provided (pay stubs, SSI printout, etc. - (hand written notes and calling your boss is not acceptable).
Driver's License or other State I.D. and SSN is required for Head of Household and any other person 18 and older that will be living in the unit - NO EXCEPTIONS.
Applicant must be the person who will be living in the unit. We do NOT allow friends or family members to rent a dwelling for someone else.
Household size is limited to 2 people per bedroom per state law. Children count as people.
SCREENING REPORT. We require $125 fee to reimburse your background check.
Any Applicant with an eviction record or any drug-related or violent felonies on a criminal background will be denied - NO EXCEPTIONS.
Applicants without sufficient credit would need to provide a collateral, additional deposit, or would need a letter of credit from a creditworthy individual, who would also need a background check.
VISIT AT YOUR PLACE. We found that the appearance of tenant's current dwelling is one of the best predictors of tenant's future performance. Therefore, if you pass the background screening report, we would need to visit you at your current dwelling, which would serve as the last component of our screening process.
LEASE AGREEMENT. We use custom lease agreement forms. Therefore, please kindly review our lease agreement template including the addenda, and make sure you feel comfortable with them BEFORE you make any commitment. They are on display in the rental unit - typically in the kitchen's drawer. You will be bond by this agreement should you become our tenant.
PETS. Large pets are NOT allowed. At those houses which construction limits the potential structural damage by large pets, you may post an additional refundable security deposit in amount of $1,000 for us to consider allowing your large pet. Large pets are defined as above 28 lbs. in weight or above 20" in height. Cats don't count. We don't allow for more than two pets at any time. All pets' current vaccination records required. NO EXCEPTIONS.
