Any damage to the property beyond normal wear and tear will be deducted from the security deposit at the discretion of the Landlord. In case of severe damage, the deduction may exceed the amount of one month's rent. If the Tenant's credit score is deemed to be insufficient by the Landlord, the Tenant agrees to pay two months' rent in advance, in addition to the security deposit, prior to taking possession of the property. This requirement is intended to mitigate the perceived risk associated with the Tenant's credit history. 4. Notice of Vacating: Should the Tenant decide to vacate the property at the end of the lease term, they agree to provide the Landlord with at least one month's written notice prior to the intended date of vacating. 5. Early Termination: If the Tenant terminates the lease before the end of the 18-month term without proper notice or valid reason, the Tenant shall be liable to pay an amount equivalent to two months' rent as early termination fee. 6. Late Payment Penalty: The Tenant agrees to pay a late fee of $100 for any rent payment that is not received by the Landlord by the due date specified in this Agreement. 7. Failure to Pay Rent: If the Tenant fails to pay the rent in any given month, the Landlord reserves the right to consider it a breach of the lease agreement. In such a case, the Landlord may immediately serve the Tenant with a notice to vacate the property, and the Tenant shall be required to vacate the premises within the same month. 8. Governing Law: This Agreement shall be governed by and construed in accordance with the laws of Colorado. 9. Entire Agreement: This Agreement constitutes the entire agreement between the Landlord and the Tenant and supersedes all prior agreements, understandings, representations, and warranties, oral or written, between the parties with respect to the subject matter of this Agreement. In Witness Whereof, the parties have executed this Agreement as of the date first above written. Pet Policy: Pet Size and Deposit: Only small pets are permitted on the premises. Prior to allowing the pet to reside in the property, the Tenant agrees to pay a pet deposit of $200 per pet. This deposit is refundable, subject to the conditions outlined below. Monthly Pet Fees: The Tenant agrees to pay a monthly pet fee of $25 for one pet or $40 for two pets, to be paid in addition to the monthly rent. Damage Responsibility: If the pet causes any damage to the floor or any other part of the property, the Landlord reserves the right to issue a written notice to the Tenant within 10 days, requiring the removal of the pet from the residence. The Tenant shall be responsible for repairing any damage caused by the pet or reimbursing the Landlord for the cost of repairs. Refundable Deposit: A portion of the pet deposit, amounting to $150, shall be refundable upon termination of the lease if no damage caused by the pet is observed. Enforcement: The Landlord reserves the right to enforce all aspects of this pet policy and take appropriate action, including but not limited to eviction, if the Tenant fails to comply.
