Awesome house on Cotile lake! This is a 1976 model single wide mobile home 12x60 with a large added den on the lake side with lots of windows and a screen porch. We've kept it up very well over the last 25 years. We always kept a fresh coat of silver seal on the roof and just 3 years ago the roof was replaced on the added den with Atlas brand achitectural shingles. Just last year the old linoleum was overlaid with vinyl planks. Carpets are not new and could be replaced but we never allowed dogs or cats to enter the property so there are no bad smells in the house. It would make an excellent camp but is also large enough for a small family to live comfortably in right on the water. There is 140 feet of actual lake frontage. Many of the lots on Cotile lake are steep and many don't have the best access to the lake. The yard is almost flat at our camp and flattens more the closer you get to the water. This place is on the north side of the hwy 1200 bridge and has convenient access to the majority of the lake. There is a boat house with a lift for a smaller fishing boat. It works fine with our alumacraft 17 ft (25hp mercury) but It would not accommodate a larger bass boat without some restructuring. The entire yard is fenced with privacy fence on one side. There is a large double gate for parking boats/trailers etc. There are two older metal storage sheds. There is a fish cleaning station with a sink, light, and water. There is a swing and a fire pit. The boat house has an additional slip for a smaller boat. The central unit is a package unit. The electric heat part of the unit still works fine but the compressor is not working so there is no central a/c. We added window units to the bedrooms and the kitchen/dining area of the trailer. The added den has a 220v a/c unit that blows very cold. The surrounding area is building up, there's a Y-not stop with hardware and pharmacy stores, dollar general, and more just right down St Clair road about 3 miles away. It is a super nice place and we will miss dearly. My dad is 80 now and I live in Arkansas and can't help him with it anymore or we would not sell it. This kind of property is VERY hard to come by so anyone interested should act quickly.
