Application & Screening Fee Each adult (18 years or older) who will reside on the property must submit a separate application and pay the screening fee (if applicable). The fee covers the cost of obtaining consumer reports (including credit, criminal, and eviction history) and verifying references. 2. Written Notice of Screening Applicants will be provided with written notice or a summary of this screening policy in compliance with RCW 59.18.257. The notice will include the name and address of the consumer reporting agency or tenant screening service used (if applicable). 3. Required Information Completed Application: Each adult applicant must fully complete and sign the rental application. Government-Issued Photo ID: A valid driver's license, passport, or other government-issued ID is required. Proof of Income: Recent pay stubs, tax returns, or other documentation verifying sufficient income to reasonably afford the rent (typically, gross monthly income of at least 2.5 3 times the monthly rent). 4. Screening Criteria We evaluate applicants based on the following criteria, in a manner consistent with fair housing laws: 1. Credit History A credit report will be obtained through a third-party screening service. Significant unpaid debts, delinquent accounts, and/or a low credit score may result in denial or require additional security or co-signers. 2. Criminal History We conduct a criminal background check in accordance with applicable laws. Certain criminal convictions or pending charges may result in denial if they pose a risk to property or the safety/peace of other residents. We will conduct an individualized assessment if required by law, considering the nature and severity of the offense and the time elapsed. 3. Rental/Eviction History Prior rental references may be contacted to confirm rental history and behavior as a tenant. Recent or multiple evictions, outstanding rental debt, or negative references may result in denial. 4. Income & Employment Verification of stable employment or a reliable source of income is required. Insufficient income or inability to verify income may lead to denial. 5. Adverse Action Notice & Dispute Rights If your application is denied (or conditionally approved with different terms) based on information from a consumer report, you will receive an "Adverse Action Notice." This notice will explain your rights to obtain a free copy of your report and to dispute any inaccurate or incomplete information. If you believe there are errors in your report, you are encouraged to contact the consumer reporting agency directly to dispute the information. 6.
