Monthly rent is due by the 7th of each month, with a security deposit required to secure the reservation. Cancellations made after a specified non-refundable date will result in forfeiture of the deposit. All payment methods are outlined in the lease, and rent is prorated for partial months. The lease includes standard expectations for occupancy limits, cleanliness, and respectful use of the property. Either party may terminate the agreement with proper written notice (30 days for tenants, 7 days for owner if a violation occurs). The owner reserves the right to terminate immediately in cases of illegal activity, property damage, or violations of local health and safety codes. Guests are required to leave the home in a clean, rentable state upon checkout to avoid deductions from their deposit.
