Rent and Security Deposit Monthly Rent: $1,250.00, due on or before the 1st of each month. Security Deposit: $1,250.00, due prior to move-in. This may be increased based on financial risk, for rent default + damage. Late Payment Fee: $25 after 3 days, plus $10 per day thereafter. Returned Payment Fee: $50 for any returned payments. Lease Renewal and Rent Adjustment Sixty (6) days prior to the expiration of the initial lease term, Tenant may be offered an opportunity to renew the lease for an additional term, subject to Landlord's approval and mutual agreement. If Tenant elects to renew and the Landlord approves continued occupancy, the monthly rent shall be adjusted as follows: Option 1: The rent may increase by 2.5% annually, effective on the first day of the renewal term. Option 2: The Landlord reserves the right to review market conditions and offer renewal terms accordingly. Tenant will be notified at least 60 days prior to lease expiration of the renewal offer and any rent adjustment. If Tenant does not wish to renew, Tenant must provide written notice of intent to vacate no later than 60 days before the end of the lease term. Move-In Payments Security Deposit First Month's Rent Heat Oil Fee Pet Deposit/Fee (if applicable) Condition and Maintenance Tenant agrees to keep the property clean, safe, and in good condition. Tenant must report repair needs promptly and is responsible for damages caused by themselves, guests, or family. Alterations require written permission from Landlord. Tenant is responsible for: Utilities 1. Heating oil --remains in landlord name, --is to be filled and cost of fill will be charged to, and paid by tenant at move in and as refilled thereafter, --tenant has individually assigned tank 2. Electric service/air conditioning --to be placed in tenant name at move in --supply letter of update to landlord 3. Telephone, internet, cable --to be placed in tenant name at move in 4. Garbage removal --remains in landlord name --flat monthly fee of $25, as needed fee if large load needs scheduled separately (example: debris left at move out) 5. Water/sewer fee --remains in landlord name --paid monthly based on usage --copy of bill will be provided via email 6. General cleaning - to be maintained by tenant Rules and Regulations No smoking inside the residence, on the front porch, and must be at least 10 feet away from structure. Dispose of cigarette butts properly if smoking outside. Please be considerate of others, especially families if sharing a yard border. No pools No trampolines No painting, remodeling, or major changes without written approval No flags or signage on windows, fence, doors or other structures No loud noise disturbances No unauthorized occupants or subleasing Tenant responsible for guest conduct Tenant parking is currently 2 spots - 1 in front of the other; potential parking to be re-arranged to 2 side by side spots Tenant parking is for tenants only; guest need to park in spots that are available for the assigned unit they are visiting or in nearby public parking No parking in other unit assigned parking Any additional spots utilized will incur a monthly fee (if approved) or may be towed (if not approved) Pets No pets are permitted without written approval and proper deposits and fees. Upon approval there is a maximum of 2 pets total (regardless of type of pet). Tenant assumes full responsibility for any damage or cleaning costs caused by an approved pet. Violation of pet rules may result in removal of the pet or termination of the lease. Landlord's Right to Enter Landlord may enter the property with 24-hour notice for inspection, maintenance, or to show the property. In emergencies, entry may occur without notice. Insurance and Liability Landlord's insurance does not cover tenant property or personal liability. Tenant must obtain renter's insurance. Tenant is responsible for damages or losses caused by tenant, guests, or negligence. Early Termination Tenant may terminate this lease early by providing 30 days written notice and paying a $2,500 (2 month equivalent) termination fee. Security Deposit Return Tenant must return all keys and provide a forwarding address at move-out. Security deposit will be returned within 30 days, less deductions for damages, unpaid rent, or cleaning fees. Tenant must report any issues within one week of move-in to avoid charges.
