How Much is the Application Fee? The Application Fee is $30 for each person over 18y/o and $45 for married couples. This can be paid with a card or in the form of money or personal checks. How much is my deposit? Our Deposits are based on your credit average and rental history. It can range from $250, a full month's rent, or a double which is two months' rent. The amount will be known once your application is approved. How do I get approved? The ability to financially qualify. The income we require is 70% of the rent to be made before taxes, to qualify. Ability to pass and meet our credit and rental history qualifications. The tenant selection and approval will be based on the following: Meeting the minimum score requirement set up for this property. (This does NOT refer to your FICO credit score but your overall credit index). Ability to pass a criminal background check. How Can I show my income? You can provide Three (3) most recent pay stubs, bank statements showing income is being received, or we could take an offer letter if you just started working and have not received your first, pay stub. Self-employed - most recent PERSONAL tax return or income statement from their accountant. Social security/disability - request a copy of the statement and bank statements. Gig/contract worker (i.e. Uber) - two months of bank statements. Applicants must be able to provide bank statements/proof that they are receiving funds Co-signers/Guarantors are welcome. Applicants without a Social Security Number ITIN (individual tax identification number) is accepted; a copy of the ITIN card/document must be included with the application Non-immigrant students must have an F1 Visa and a corresponding I-20 (letter of financial backing) What if I Owe my last place of residence? An applicant will be flagged if they owe a previous landlord more than $500. If the balance is paid and a receipt or "Letter of Satisfaction" is received, the applicant can be approved based on their score. What If I have Bankruptcy? It Must be fully discharged No open Chapter 13 bankruptcy. Chapter 7 bankruptcy is accepted. How long will it take? Applications can take up to 48 hours to be fully approved depending on the information obtained at the time of application and the day of the week. Some additional information may be required such as ID and/or a copy of your Social Security card or ITIN paper.
