The cottage is a surrounded by stunning historic homes located in the heart of the Governors Mansion and SoMa Districts of Downtown Little Rock. Keeping to the historical nature of the structure, both units were thoughtfully restored, curated, and designed to enhance your stay and offer you a unique experience as you retreat into tranquility. The Sunshine Suite's design was inspired by British Colonial Revival architecture and decor and is the epitome of charm and elegance. It offers a truly delightful living experience in a quiet, well-insulated, unique and memorable living space. With keyless entry, you'll have the utmost convenience and peace of mind. Situated on one floor, this one-bedroom suite of the duplex features a cozy and comfortable layout providing a sense of nostalgia and character. The Suite boasts high ceilings trimmed with elegant chandeliers throughout. The bedroom features a queen bed with plenty of storage space between the closets and bedroom furniture. There is a separate office and dining space for you to enjoy your meals or focus on work and leisurely activities. The high-end marble bathroom in the Sunshine Suite was designed with your comfort in mind. Enter the walk-in marble shower through the 180 degree-swinging glass door, and enjoy a luxurious shower from the rain can shower head. The bathroom is adorned with antique brass fixtures adding a touch of indulgence to your daily routine. The kitchen features a granite countertop and is fully stocked with cooking utensils, allowing you to indulge your culinary skills. It houses a brand new refrigerator, oven equipped with gas stovetop, microwave/vent hood, and granite countertops. Custom cabinets provide ample storage. This fully-stocked kitchen includes cookware, utensils, and plate settings for your convenience. The suite also features a refreshing living room boasting new furniture, including: a love seat, and oversized lounge chair. There are three TVs equipped with Roku devices in the bedroom and living spaces for you to sign in to your favorite streaming services on a 200 Mbps Wi-Fi mesh network. It's a great space to relax and unwind after a long day. The living room is tastefully furnished, offering a cozy and inviting space to relax and unwind. Indoor amenities in this cottage are stunning. This cottage offers comfortable and spacious accommodations for you. The thematically designed decor draws inspiration from British aesthetics, creating a unique and captivating atmosphere. The original wood floors add a touch of elegance and authenticity to the cottage. The high ceilings and gorgeous chandeliers create an atmosphere of grandeur and sophistication. The transom windows above the doors let in natural light, illuminating the space beautifully. Curated lighting illuminates the space, while elegant decor gives the suite its unique character. The original hardwood floors have been recently restored and finished. The suite has its own laundry closet with brand new, full-sized washer and dryer for your exclusive use. A tankless water-heater insures you never run out of hot water. Outside, you'll find a shared covered front porch with furniture and ceiling fans to enjoy the fresh air and interact with friendly neighbors. The backyard has a shared concrete patio, and additional outdoor lawn and garden space. For your convenience, a groundskeeper is available to ensure the property is well-maintained. A separate P.O. Box is required for your mail, and street parking is available. The location of the Armstrong Cottage is ideal for medical professionals, as it is close to all hospitals. The Arkansas Children's Hospital is just a 7-minute drive away, while the UAMS Medical Center is only 9 minutes away. Additionally, the bus stop is just a few steps away, offering convenient transportation options. Restaurants, art, entertainment, museums, and an abundance of cultural experiences are within a walk or short drive from the cottage, providing easy access to dining and shopping options. We request that your pets be well-trained and crated (if you will be gone from the Suite for long periods of time). Since our units are furnished, guests following your stay will use the furniture, so we ask you make sure your pets do not mark, sit, or scratch on the furniture and bed. Pet hair, dander, and stains are difficult to get out. There is a $50/per pet non-refundable fee per month. Litter-trained, indoor cats and small dogs up to 30 pounds are accepted. The yard is not fenced in (yet), and it is a shared outdoor space. There is a dog park within walking distance at MacArthur Park, and the Bark Bar is a short walk away; great for dog owners. Our neighborhood is dog-walking friendly, as many of our neighbors walk it daily. Owner pays all utilities (water, gas, electricity, WiFi/high speed internet, and trash/recycling) and maintenance. Suite is fully furnished. Guests must provide proof of rental insurance. GENERAL INFORMATION There is a substantially thick fire wall between the two units offering peace and tranquility through sound-proofing and safety. Room-darkening curtains hang in each room. Tvs with Roku Streaming services are available in each unit. The units are heavily insulated, and mini splits are used in each unit to heat and cool, so please keep them between 68F and 75F to help keep utilities at a reasonable level. Controls for the mini splits are located in holsters on the walls for each room the unit is in. Please keep the holsters in their holders, as we do not want to lose these items. The mini splits need regular servicing to maintain optimal performance, and should your stay be longer than one month, our maintenance crew will need access to the unit to service these mini splits. The front porch has two ceiling fans that use a shared remote, and each fan is turned on and off from the switch inside the unit it sits in front of. The remote for the fans is located on the front porch in a wall-mounted caddy. Please keep all the remotes in their wall caddies. The sunshine suite has a heated towel rod in its bathroom, please keep the switch off when not actively using, since the towel rod can become quite hot if left on for too long. The cottage boasts original white oak hardwood floors that are over 150 years old. Please be careful with them as you would your great-grandparents, and do not wear shoes (ex: stilettos) or drop objects on them that could damage the wood. If something does happen (as accidents do), please notify your hosts as soon as possible, so we may have our maintenance crew address the issue promptly. Both suites have their own large washer/dryer units inside a laundry closet. Please clean out the dryers lint filters after each use. Each suites furnishings and accommodations are inventoried with care, so please take with you at check out only what you brought with you. This helps us keep everything in place for the next guests and you should you like to return! The Sunshine Suite is a one-bedroom unit, with a living, office/dining room, hallway, laundry closet, full bathroom, and kitchen. The covered front porch is a shared space for guests of the Armstrong cottage, and a shared backyard with a concrete patio and future garden space for guests. MAILING ADDRESS: Guests may not change their permanent mailing address to the property address, as the or is legally deemed a mid-term lease. There is no out-bound mailbox on the premises. There is an official, blue USPS outbound mailbox on the USPS postal office premises a few blocks from the duplex for tenant use. If the tenant's personal mailing address needs to be changed, tenant may request a post office box at the nearby USPS postal office on Main Street to send and receive mail and packages or set up package pick up at nearby package delivery providers stores/lockers (ex.: Amazon, UPS, FedEx, USPS, ). Any on-site deliveries (outside of food delivery services) must be cleared with and approved by landlord in writing in advance of setting up the delivery. HOUSE RULES: We allow for small pets (no more than 2) in the Sunshine Suite. We request that your pets be well-trained and crated (if you will be gone from the Suite for long periods of time). Since our units are furnished, guests following your stay will use the furniture, so we ask you make sure your pets do not mark, sit, or scratch on the furniture and bed. Please clean up after your pets, and if they have an accident that requires maintenance to repair, notify us immediately. Do not make holes in walls or move furniture or artwork/mirrors. Do not remove or cover smoke/carbon monoxide detectors. Be mindful of utility consumption Keep mini split thermostats between 68F and 75F year round. No smoking on premises. Outdoor spaces are shared with other tenants. No parties. Be mindful of neighbors; keep noise levels down. GARBAGE AND RECYCLING Shared Garbage (dark green) and Recycling cans (green with yellow lid) are located behind the duplex on the concrete patio. The City picks up trash every Thursday and recycling every other week on Thursday (unless the week contains observed holidays). Owner will take to curb and return carts after pick up, so no need to worry about getting your trash/recycling to the curb. PARKING There is ample street parking available for all tenants along the 22 block of Louisiana Street. We ask that you do not block trash/recycling cans on city pick up day. The two private driveways beside the Armstrong Cottage belong to the owners of the houses on either side of the duplex. Do not block these driveways, and do not park in them. FEES: There is an $100 up front, non-refundable cleaning fee. Our suite hosts up to two guests. There is a non-refundable monthly pet fee of $50/per pet/month (Up to two pets). There is a penalty fee of $50 for any returned checks. Rent is due on the first of the month and is considered late after 10 days, and a fee of $50 per day will be applied until rent is paid in full. Security Deposit of $1500 due upon signing of lease agreement.
