Large yard that you can take care of or we have a service that will do so for you. $160 off the rent April - November if you take care of the yard. No pets, no smoking sorry. No exceptions We will pay all utilities (water, garbage, electricity, furnace) up to $300 per month (highest last tenant had) and bill you for anything above that. You can decide if you want a 6-month or full-year lease. We reserve the right to increase rents by a reasonable amount at each lease expiration. If you keep the place clean and tidy with reasonable utility usage I will not raise your rent! This is pay it forward from a great landlord I had in the past. Anyway, $1600 WITH utilities - hope that feels like a good price. Also, our lawn mowing service is $160 per month. If you care for the lawn as good as I do (it is big so take a look first!)
