OCCUPANTS: The property will only be occupied by the individuals noted on the lease agreement.
ANIMALS OR PETS: Pets are only allowed if an animal agreement is included with the lease, approved by the owner and signed by all parties.
CONDUCT: Be the good neighbor. Don't disturb neighbors and other tenants with excessive noise, parties and other obnoxious behavior. Don't break the law.
ALTERATIONS AND REPAIRS: Get the owner's consent before undertaking any repairs or alterations. Costs to remediate unauthorized changes will be billed to the tenant.
UTILITIES: Tenant is responsible for all utilities & lawncare/maintenance, services, charges, fees, and related deposits.
SAFETY: Unit has working and tested Smoke and Carbon Monoxide detectors. They should be tested regularly by the tenant.
ENTRY BY OWNER: Owner may enter unit in case of an emergency. In all other instances, the owner must give the Tenant 24 hours notice of intent to enter during normal business hours.
ASSIGNMENT AND SUBLEASE: No subleasing allowed. This includes subleasing via Airbnb, Vacasa, VRBO, etc.
LEASE TERMINATION. A written 30-day notice is required.
RENTERS INSURANCE: It is strongly recommended that the tenant purchase a renters insurance policy. The owner's insurance does not cover damages or losses to any of the tenant's personal property.
