Terms for 2209 Morehead Unit 4, Durham, NC Rental Term: This lease is for a fixed term of 12 months, beginning on the move-in date and ending on the specified end date. At the conclusion of the term, the lease will automatically renew on a month-to-month basis unless either party provides written notice of termination at least 30 days prior to the end of the term. Early termination by the tenant may result in penalties as outlined in the lease agreement, in accordance with North Carolina law. Limits on Occupancy: The unit is limited to a maximum occupancy of 6 people. All residents must be listed on the lease agreement. Overnight guests are permitted for up to 7 consecutive nights, not to exceed 14 nights in any 30-day period, and must be reported to the landlord in advance. Unauthorized long-term guests may be considered a violation of the lease. Subletting Exclusions: Subletting is strictly prohibited.
