It's perfect for horses, centrally located between grass valley and auburn...but, closest to colfax. Only 1 mile from the river. property has a barn on it with cement floor and great roof. Needs to be re-sided. Original owners never finished it. Creek is seasonal, but the pond is year round. The house does not have air conditioning, but with all the trees around it, and with ceiling fans throughout the house, you can can get a good breeze going. Neighborhood Description The neighbors are friendly. Because we are all on acerage, we don't see each other unless we want to. With the river so close, the kids tend to meet up at the jumping rock during the summer. The river at the bridge is fairly shallow, so it's nice as a parent to plop my beach chair into the middle, and let the kids just play! The fire department is only 1/8 mile away, so if problems or fires every occur, help is almost instantaneous.
