In the event of an emergency, Landlord may enter the premises without prior notice. All entries shall be made at reasonable times. If the breach is not cured within that period, the landlord may terminate this lease immediately. *Termination with Notice: Either party may terminate this lease by providing 30 days written notice to the other party. *Termination Due to Property Sale: In the event of the sale of the property, the landlord may terminate this lease by providing the tenant with 30 days written notice. *Termination due to property damage: If the property is damaged to the point of being unlivable, then either the landlord or the tenant may terminate this lease with immediate effect. *General Provisions: Upon termination of this Lease, the Tenant shall vacate the premises and return possession to the Landlord in its original condition. *All termination notices must be in writing. * Rules and Regulations: 1. Noise Levels: * Reasonable Quiet Enjoyment: * Tenant agrees to maintain reasonable noise levels at all times, so as not to disturb the quiet enjoyment of other tenants or neighbors. * Tenant shall refrain from excessive noise, particularly during quiet hours, which are defined as hours between 10:00 PM to 7:00 AM * Specific Noise Restrictions: * "Tenant shall not play loud music, operate power tools, or engage in other noisy activities that may disturb neighbors, especially during quiet hours." * "No excessively loud gatherings are permitted." * Amplified Sound: * "The use of amplified sound systems must be kept at a reasonable level at all times." 2. Other Relevant Rules: * Trash and Recycling: * Tenant is responsible for disposing of trash and recycling in the designated receptacles. * Trash and recycling must be placed curbside on Tuesday for collection. * Pets: * Pets are not allowed on the premises. * If pets are allowed, Tenant is responsible for cleaning up after their pets and keeping them on a leash in common areas. * Certain breeds of dogs are prohibited. * Smoking: * Smoking is not allowed inside the premises. * Alterations: * Tenant shall not make any alterations or modifications to the premises without the Landlord's written consent. * Tenant agrees to comply with all local ordinances. * Illegal Activity: * Tenant shall not engage in any illegal activity on the premises. * Fire Safety: * Tenant shall not block any fire exits, or tamper with smoke detectors. * Water Usage: * Tenant agrees to conserve water. * Tenant will report any water leaks immediately. * Damage Clause: * Tenant shall be responsible for any damage to the premises caused by the Tenant, or their guests, excluding normal wear and tear. Normal wear and tear is defined as the gradual deterioration of the premises resulting from ordinary use. * Tenant shall promptly notify Landlord in writing of any damage to the premises, regardless of cause. * Landlord shall have the right to repair any damage to the premises, and Tenant shall be responsible for the cost of repairs for any damage caused by Tenant, their guests, or pets, beyond normal wear and tear. * Landlord may deduct the cost of such repairs from the security deposit in accordance with the security deposit clause of this agreement. * Upon termination of this lease, Tenant shall return the premises to Landlord in the same condition as it was at the commencement of the tenancy, excluding normal wear and tear. * Landlord reserves the right to inspect the property, at reasonable times, with proper notice given to the Tenant.
