UTILITIES & BILLS Tenant shall be fully responsible for all utilities and services, including but not limited to: Electricity Gas Water Sewer Trash Internet / Cable MAINTENANCE & PROPERTY CARE Tenant agrees to: Maintain the property in clean, safe, and good condition Be responsible for routine maintenance, including landscaping, yard care, and general upkeep Promptly report any major repair issues Tenant shall be responsible for damages caused by negligence or misuse. USE OF PROPERTY Premises shall be used for residential purposes only No illegal activities permitted GATHERINGS / PARTIES Tenant shall not host gatherings exceeding 40 people Any gathering expected to exceed this limit requires prior written approval from Landlord Tenant is responsible for any damages, disturbances, or violations resulting from gatherings PET POLICY Tenant is allowed up to one (1) dog Tenant is responsible for: Pet-related damages Cleaning and sanitation STORAGE & VEHICLE POLICY Tenant shall not store: Inoperable or unregistered vehicles Excess equipment Recreational vehicles (RVs) Any items not properly contained within designated storage areas Any additional storage outside approved areas: Requires prior written approval May be subject to additional monthly fees 11. ALTERATIONS Tenant shall not make any alterations, additions, or improvements without prior written consent from Landlord. ENTRY BY LANDLORD Landlord may enter the property in accordance with California law, with proper notice, for: Inspections Repairs Emergencies DEFAULT Failure to comply with any terms of this Agreement may result in: Notice to cure or quit Termination of tenancy Legal action as permitted by California law GOVERNING LAW This Agreement shall be governed by the laws of the State of California. ENTIRE AGREEMENT This document represents the entire agreement between Landlord and Tenant. Any modifications must be in writing and signed by both parties.
