For rent is a small, very private and quiet, older (1868) Cedar home with beautiful landscaping and history 15 minutes from Rochester, Minnesota. Dr. Stinchfield (who was the first physician to join the Mayo Brothers of the Mayo Clinic in Rochester, Minnesota) lived here and had his practice here. The house is bright and airy with many windows in every direction. My mother lived in this house the last 17 years and she died in February of this year at 99 years of age, so I am now planning to rent the house.
The house has central air. Any furniture you see in the photos is not included, as it comes unfurnished, except for some shelves, a wall curio cabinet, draperies and floor lamps. I have an appointment arranged to have another linen closet and a shower installed in the bathroom tub in mid September, as currently has a handheld shower connected to the tub faucet. My mom had all of the draperies professionally made, and they are included along with blinds.
The property is located five blocks from downtown with Dover-Eyota High School being one block south. There is also a transit van service available to Rochester and surrounding communities that routinely makes stops at medical facilities in Rochester (Mayo Clinic, Olmsted Medical Center, etc.), grocery stores, pharmacies (Walgrens), and other places you may need to go. They will pick you up and deliver you back to your home in Eyota. Eyota also has a community garden where you could have a plot if you wish. You may read more about Eyota on the city website.
One enclosed garage stall is included in the rent, as well as snow removal which is professionally cleared from the large parking area behind the house. Also included in the rent is snow removal from the front sidewalk and yardwork (mowing, trimming, etc.) in the summer. Pet friendly (up to one animal, 15 pounds or less) with fenced yard in back. There will be a pet surcharge of $10 per month added to the monthly rent.
Washer, dryer, a chest freezer, large programmable hot water heater, and energy-efficient furnace are located in the unfinished basement (cement floor) along with two tall cabinets and several shelves that run the length of one wall for storage. Fees for rubbish removal are included, unless tenant has larger items, etc. that do not fit in either the refuse or recycle containers provided. Utilities are the responsibility of the tenant, and I will provide a list of whom to contact and the amounts my mother paid when she was living there, if that would be helpful. I am retired and live next door so should you need assistance with something you will not need to go looking for me very far. A small, bricked patio area is available for grilling outside the back door.
One Pet OK less than 15 pounds ($10 pet surcharge added to monthly rent). Have fenced yard but expect droppings to be picked up as landlord will be mowing. Smoking OK outside. One garage stall provided as part of the $1,000 rent. If you have 2 cars, may park one in garage and one on blacktop area back of house, but would need to be prepared to move it early a.m. when the snow removal service comes. Expect first vehicle to be kept in garage and garage door closed at all times. There is also street parking available, but need to leave room for the mailman to come deliver 20 feet each side of mailbox, and vehicle cannot be left overnight on the street in the winter (11/1 - 4/1) because of snow removal. Also, there is a city ordinance regarding how long a car may be left on the street before moving it...think it is 48 hours. Utilities that the tenant is responsible for include natural gas (one person- my mother - last year ranged from $23.01 - $168 per month and my mother kept it 76-80 degrees), electricity (one person ranged from $87 - $119 per month, but my mother was very frugal with electricity - rather spend it on heat instead!) water/sewer (landlord receives bill from city and collects from tenant once a month - base rate is $34 and with one person the price stayed at that amount except for 3 months when was $45), telephone, cable TV, internet, water softener (if desire). Landlord will provide list of names and telephone numbers of utility companies to contact and a list of amounts paid in the past year. Landlord takes care of snow removal from the front sidewalk along the street. Renter responsible for shoveling/clearing own entry walkway to back and/or front of house from snow and ice. Landlord provides mowing/trimming of bushes or trees) and pays for reasonable amount of refuse removal.
