Income ~ Except as otherwise provided, applicants must have an income that meets or exceeds three (3) times rent. All income sources including Social Security, child support, spousal support, DSHS income, retirement income, grants/loans if you are attending college, and housing vouchers, must be verified with check stubs or monthly statements. Acceptable documents include: Three (3) Full month s (i.e. 6 stubs if paid biweekly) current employer pay stubs showing tax deductions and year-to-date earnings. New Employment official offer letter on company letter head, signed by all parties. (verification of letter may be needed) Self-Employed current year signed tax return and proof must be provided still currently self-employed. Court Orders for child or spousal support on official letterhead. Statements of income from investments or trust funds on official letterhead. 6. Credit ~ A credit report will be completed on all applicants to verify account credit ratings. The results will be entered into the credit scoring model, which determines applicant s eligibility to rent and security deposit level. Unfavorable accounts which will negatively influence this score include, but are not limited to: collections, charge-off, repossession and current or recent delinquency. 7. Criminal History ~ A criminal background check will be conducted for each applicant and occupant age 18 years or more. The criminal search will be run for all addresses at which the applicant(s) has resided over the previous 24 months.
