Important update. My opinion is Zillow has serious flaws when it comes to an individual home. I tried to sell this house for 6 months and finally had a nice family purchase the property. The price listed here of $96,000 was the contract price, however, the agreed on price was $91,000. We then changed the contract to $96,000 and included a $5,000 give back at closing. Therefore the real purchase price was $91,000 as agreed upon, it makes no sense for Zillow to include this as a $96,000 sales price. Even more important, take a look at the estimated price Zillow as calculated. It is now over $145,000 and has always been way too high. I have no idea why they do not look at the actual sales price to arrive at a more accurate estimate of value. If I could have gotten more than $91,000 I would have, I actively tried to sell this house for 6 months....it's true value is what I had a buyer actually pay. In the case of this home Zillow is an unbelievable 59% too high! Great home in a great neighborhood. This raised ranch/bi-level has only ever had 2 owners. The price is way under neighborhood comps. Great public schools. All kitchen appliances and laundry washer and dryer are included. Large built in bookcases (12 ft long and 6 ft high) are in the family room . There is an 8'x12' storage shed out back that is super useful and in fine shape. Price is 17% UNDER the assessed value which the Town of Greece lists at $127K.
