This is a Scotbuilt mobile home (2018). It will be ready to go on the 1st. It comes with a 1/2 acre lot. Water is included in the rent price. 3 bedrooms 2 baths 1500 SQFT. The entire home has been deep cleaned. Must agree to a month-to-month contract. No pets. Stainless Steel Appliances are provided, including a washer and dryer. All adults must pass background checks via Rentiredi at your expense. I can't accept anyone with a felony record due to past issues with tenants I gave a chance. You'll need to provide references. You must use RentRedi for payments.
There is the possibility of lowering rent if you're a great tenant. I've had some bad experiences with other tenants. I'm not the typical rich landlord. I still owe on my two rentals and don't have an unlimited supply of expendable income. Please treat them with respect, and we'll get along great.
Centrally located for quick access to downtown Greenville and 385/85.
Some of the basic guidelines to lease agreement (no exceptions, sorry):
- Must use Rentredi for payments
- No section 8 or vouchers
- No pets
- No smoking
- Yard maintenance is not included and required. If this is not handled in a timely manner, a maintenance company will be hired at the tenant's expense.
- Appliances provided but not replaced if faulty from general usage. Appliance value is removed from the deposit if neglected.
- Inspections with 24-hour notice.
- Property must be up-kept well. I've had some bad tenants and have a zero-tolerance policy on this going forward. If you don't like to keep your home clean and do general maintenance, look elsewhere, please. I don't expect perfection, but it must be reasonable.
- Repairs need to be reported ASAP.
- 2 adults, 2 children max. Any additional child or adult needs to be reported. All adults need a clear background check.
- Any changes or updates to the home need approval.
- No Painting.
- No mounting anything on the walls due to the panels not being repairable.
- Rent can be increased or decreased with a 30-day notice.
- Water bill covered up to $50. Any additional will be charged to the tenant.
- The HVAC filter must be cleaned monthly. Landlord will provide instructions. Failure to clean the HVAC filter will result in the deposit being used against any HVAC repairs.
